What do you look for in boarding kennels - help

Am wanting to open some but only cater for up to ten dogs. If you were looking to board your dogs what sort of facilities / accommodation would you want.

Large airy CLEAN kennels, plenty of home comforts, a nice individual run and a large secure paddock for free running. Ask and recond the answers to plenty of questions so the owners know you will look after them the way they do.

I say CLEAN because the last time I used kennels, which I had inspected and are registered quarantine kennels, I dropped the dogs off and he led me into a large, dark and filthy kennel. I said 'but this has other dogs pee still in it'. He looked at me like I'd accused him of eating babies and said it would be cleaned out obviously. If I hadn't been booked on a flight to Spain I'd have snatched them away and it ruined my holiday.
