What do you want from your livery yard?

Decent all year turnout, decent school, trustworthy staff, no hassle and other non-bitchy liveries.......

Not much to ask.......

That my horse is happy and settled, then so I am likely to be.
I am not naive enough to think that there won't be clashes of personalities at some point but if it is harmonious most of the time, then that's a plus.
 
Suitable stabling, turnout and exercise facilities. Everything for me, like a nice tackroom is a bonus, but the deciding factor has to be the yard that meets her needs most closely. For us that means access to a starvation paddock an no moaning if she escapes or eats the hedge.
 
Individual turnout, decent size stables (min 12 x 12), floodlit school, reliable trustworthy staff, good manager, horsebox storage if possible.
Oh, and preferably adults only (sorry for those of you with kids) and NO dogs!
 
Motivated, responsible and helpful staff. AYT, good facilities and good hacking. Also nice friendly yard. Think i'm dreaming.

very good quality stabling/fields and arenas, secure tack/feed room, coffee area, heated shower, solarium, good local hacking, friendly and knowledgeable staff, no moody teenagers/teenage boyfriend clinger-ongers, no mid life crisis'.

happy horse = happy me
 
What i've got really - nice big airy stables, individual year round turnout - no rules about when to come in or out just according to your horse, fabulous hacking (mostly bridleways and quiet lanes and fields), use of a school with floodlighting, jumping paddock and secure tackroom and 'extras' if and when required. And yes I do know how lucky I am...

Large well drained fields with natural shelter that I can turn out in a mixed herd 24/7 365 days a year with safe fencing, a large floodlit all weather school, direct access to bridleway or other off road hacking, large brick built stables and a friendly atmosphere.
 
i've got a fair number of positives/ things i want at my yard:

- nice big menage with excellent surface (rarely freezes, doesn't flood). in an ideal world i'd like it to be squarer- 60x40- as would be able to make super SJ courses but manage pretty well in 60x20
- nice airy indoor barn with posh victorian style stables
- loads of space for tack, boxes and general yard cr@p
- parking for trailer
- lovely YO who will bend over to help if he can (constructing new stables with 1 days notice for example)
- excellent hacking

In a perfect world i would ALSO want:
- big indoor
- no bitchy liveries (i have lots of these)
- all year turnout
- hot shower and solarium
- yard provided Sjumps instead of having to buy own and police who uses them
BUT i do realise its not a perfect world! if there were somewhere better as close i'd move, but there isn't and my horses seem happy so for the minute i'll stay put!

Am now on the lookout for another one!
 
Important to me is that my horse is happy, has all year turnout & a stable.

My current yard provides all of this with lovely atmosphere and the 3 of us help each other out, although we dont have a menage i am managing just fine with hacking and schooling in the flat paddock when the ground is ok (luckily it drains very well).
 
Trustworthy YO or YM, decent T/O, good sized stables (have 12 x 15) and a floodlit manege. Currently have all these!

Other things that would like - decent hacking, proper washroom.

As to bitching unpleasant liveries...........as in all walks of life can't always get on with everybody, so those I just say Hello and don't get into conversation with them!
