what sort of offer should we make r.e land

a large parel of land has come up for sale near us, with good access to the motorways / bridle ways its 38 1/2 acres as a whole currently agric land but the LOT we are looking at is 36acres it just says offers invited, what sort of price would you guess? its off of Portsmouth Road Southampton if you want to google map it to see location act - just out of interest really?
 
depends on how much you want it and how deep your pocket is. If you really want it then at least £10,000 per acre. If you are not too bothered then £7k to £8k.
 
When my parents bought land they were told small parcels sell between 7-10,000 per acre but large parcels actually sell for less at between 5 -7,000 per acre but more if they have planning. They bought 10 acres in the shropshire hills with no hope of getting planning for 7,000 an acre
 
Location plays a part - Agricultural land depending on grade can be £4k/acre - £8k/acre. Land that could be potentially classed as amenity land then you could be paying up to £15-20k/acre.

Be aware that you might be up against developers doing speculation buys - Work out your maximum that you can afford, take off 15% and go with that offer.
 
You could call your local valuation office? (known as District valuers)
They are likely to have some idea, otherwise go to vendors and ask what starting figure they have in mind.
Its very subjective as even round where I am in NW Surrey, land is very different in price from one plot to another.
