what to charge for yard - ideas please

please can i dip into the collected knowledge of HHO and ask what you'd charge/be willing to pay for the private yard below. (in scotland)

all is brand new never seen a horse - just being purpose built

this is to rent for race training rather than anything else

- 10 large (16 x 12) loose boxes in large american style barn
- undercover wash off/tack up area within barn
- large tack room with heating and water
- additional storage room
- industrial size rug wash machines
- loo
- all hay and straw included
- unlimited grazing opportunities - all brand new sown with horse seed (not siliage/cattle seed mix!)
- fields can be fenced as required
- covered Horse walker with rubber base
- 20 x 40 new wood fibre arena
- all weather gallops - 4 furlongs - sand/fibre/rubber mix
- practice/schooling hurdles built to requirements
- grass exersise areas and tracks throughout farm
- storage space + space for lorry etc

ideas on a postcard please!

monthly fee ideas if poss
 
It probably varies greatly depending on location. I would find out how much each box would be per month in a good local DIY yard then add a bit on for the facilities, some people may not want the straw and hay provided so you may need to be flexible on this.

As a training yard is there room for growth, security is important is there someone living in site or possibility of accommodation, this would make it more attractive.

The other option is to go through an estate agent or ask one for a ball park figure.
 
well im in ayrshire and 40 a week in a brand new purpose built yard, covered wash bay, tack room, kitchen, indoor and outdoor arena. include hay and horses fed and turned out in morning. hope that helps :-)

this would be a whole yard rental rather than individual boxes

the yard is within a farm so people always there - plus there is the option of a 2 bed brand new built cottage - or a 1 bed brand new flat - or both if someone wanted to also employ a groom
 
Comparing this to what I currently pay for 9 box (defo not new!) yard, lots of storage, lorry parking, school and good grazing, 5 mins from M25 in Kent - I'm excluding the hay/straw as no idea what that part would be worth in Scotland, I'd say £1,500/month max. Any accomodation, e.g. cottage, extra on top of that.
 
I rent a 10 box yard with approx 8 acres of grazing suitably fenced into paddocks use of indoor & outdoor school, jumping field and off road hacking for £980 per month :D:D
 
To be realistic, a ten box yard and a four furlong gallop would not be commercial, even a private trainer would want access to longer gallops.
A five to six furlong all weather gallop would be more like the thing, plus planning for twenty five boxes.
