I have just started renting a field that I don't need to use until the autumn and have my own locks on the gates. The owners of the field also have keys as they need access across mine to another small field for their pony. I have just seen TWO advertisements on Ad-Trader for MY field!!!! I know it's mine as one of the ads is the same one as I replied to initially but this one was only posted yesterday, as was the other one which has very similar wording. The adverts state that the field is available until September which also coincides with when I will want it.

I'm pretty angry as I am already paying the full price of £100 a month plus I wanted plenty of grass which there won't be if someone's been grazing it PLUS I'm really pernickety about worming and poo-picking and don't particularly want to have to worry about this when I move mine.

I've tried phoning the owners but got no reply. What should I do? I need a winter field as the other one that I rent is only a 10 month lease but I don't think I should be messed around like this especially as I am paying for it!
 
Maybe they have paid for the ad to be in for a certain amount of times and you were one of the first to respond. Happens with 'house to let' ads all the time, renter just has to say 'sorry, it's taken'.
 
Surely if you are paying for the field already, it should be yours to graze as you want i.e in the autum. When you manage to get hold of them I'd point everything that you've mentioned in your post to them. Hopefully they're not unreasonable, if they are threaten to not rent the field from the autum and that you want your money back on the rent already paid as they are trying to get double the money.

The ads were only posted yesterday (the date is on them), Ad-trader ads only stay on for week unless they are renewed and the wording now states it is available until September which the original one didn't, of course. I took the field on at the beginning of this month and am paying in advance. I'm not very happy. I want to find out what they are playing at as I had planned to start doing things like electric fencing it, putting up lights in the field shelter etc and I'm not doing that if God knows who is going to be putting their horses in there. I'd tell them to stick it if it wasn;t for the fact that it's convenient and ticked all my boxes. . . . I think I might start looking again
 
Can you get someone you know to enquire about the field from a different phone number? Then if they are readvertising it, you can ring up, and say you want to start to install elec etc etc this week and see what they say. if double crossing you mention the ad in passing and if all else fails cancel on them.
 
Move in now. Youve got a receipt and contract?
Youpve oaid the rental, and if you don't need the grazing, take a cut of hay from the grass in July
 
I was considering moving them quite soon actually just to eat some of the grass down but I did also think about a cut of hay if I can find someone to do it!

I think I might get someone to phone for me although I am going to try ansd get hold of them to find out what they are playing at.

I had a similar thing happen years ago at a livery yard. We had to keep the horses out 24/7 w.e.f. May but I carried on paying a retainer for the stable, only to turn up at the yard one day to find a new horse in MY stable . . . . that caused a bit of a row too . . . .
