When chosing a livery yard… What is the most important thing you look for?

Hello :)

I was just pondering what other people look for when chosing a livery yard! The most important thing I want in a livery yard are daily turnout all year (with the option of 24/7 in the summer), well maintained grazing, outdoor stabling with rubber matting, indoor school, outdoor school and good off road hacking – in that order :D
 
1: clean tidy looking with a friendly atmosphere
2: good facilities, well maintained stables / fields
3: all year round turnout if nessecary
4: nice hacking
 
I tend to look for:

A clean well maintained yard
clean well maintained stables and fencing
any facilities are a bonus especially a menage
friendly atmosphere always helps
Good hacking especially off road
good grazing too in safe fields/paddocks

oh and prices lol...always a benefactor when I look at yard I don't mind paying that extra livery for the decent facilities or tidyness.

friendly and nice attitude from the yo or ym (ie, not "I'm doing you such a favour relieving you of £ each month!")
year round safe, individual grazing
sufficient sized stables that are light and airy - I don't care if I need to put rubber mats down.
a school that is actually rideable!

You wouldn't believe how hard it is to find that though! In return I always pay on time, tidy my mess and that of others, am helpful and friendly, I look after my grazing, am happy to help out but also keep my nose out unless asked! A fair trade surely?!
 
A trustworthy YO who I can leave my horses with knowing they will be well looked after!
School that is decent
Fields that are big enough for a horse
Good hacking
Smaller the better!
 
1. AYTO
2 - small (fewer than 10 liveries)
3- school (indoor or outdoor)
4 - safe hacking
5 - cost

not at all bothered about how it looks or any modcons (rubber matting, solariums, horsewalkers etc)
 
Cost (it could be perfect but if its £100 per week i can't afford it)
Turnout. (good grazing and fencing and 24/7)
Hacking
Small.
 
1. All year turnout with good mature grazing that is well maintained (poo picked/ sprayed/cattle)

2. That all the horses there are well looked after and look healthy (indicator yard is run properly)

3. The yard owner is knowledgable and trustworthy.

4. Good hacking

5. The cost

Facilities are a bonus but not neccassary for me.

Decent sized stables, that arn't falling apart.
An outdoor school that is ridable in all weather conditions (within reason)
A knowledgable and friendly YO
Hacking - don't care if all on roads, just so long as there is some
And at the very least an extendable hose and place to plug in a kettle. Teach me to buy a grey to show!
