Where near Exeter?

Been lurking for a while ...

For those who live in Devon or know the area well, where would you recommend, within about 10-15 mile radius of Exeter, as good places to look for houses with land? Am looking for great hacking, ideally mostly or all off road. One friend has tried to put me off Dartmoor cos of the rain. There must be other, less obvious places (to non-locals I mean), with great hacking in that kind of radius?

I hope so ... especially as the elusive lottery win hasn't happened yet so big country estates are out of the question! :D. Thanks for any suggestions.
 
the eastern parts of Dartmoor aren't too wet and there is great riding. However, the big problem with parts of Devon and Dartmoor in particular is the house prices. For anywhere nice on Dartmoor you will probably not get much change out of £600,000 minimum if you want a house, land and a couple of stables etc.
I found some nice rides around Hennock resevoirs and it would be my second choice after Dartmoor.

Coincidentally, I sent OH the link to the 21 acre farm earlier tonight before you posted it here :o .... Shame it is more than we could afford.

No exact budget, depends what happens with jobs, but under 400k - depends on how much work needs doing, could take a punt on a cheaper place needing work. Guessing those don't come up too often with land attached. But, suggestions welcome, thank you :)

I'm afraid cheap places don't come up. Property prices in Devon just seem to keep increasing and there seem to be a lot of horse people with a lot of money that can pay them. Very sad.

I don't know if Duchy Leases are confinded to Devon however although the property will be cheaper, often considerably cheaper there are drawbacks. Firstly you will not be able to get a mortgage. Next when you come to renew the lease you will have to pay the legal fees. In addition to the price of the property you pay to the current owner you will also have to pay an annual rent to the Duchy. This is usually in the region of around 5K per annum.
There is also the problem if you decide you want to sell your Duchy leasehold property as some buyers would not consider them.
There are often Duchy "horse" type properties for sale although most will probably be further over than the eastern side of the moor which is in fairly easy comute distance to Exeter.
Don't forget that speeds here are slow. Ten miles on the country lanes of Dartmoor or the Teign Valley are a lot slower than 10 miles of dual carriageway and then, If you have to work in Exeter, you still have the time to get into the city. Also the lanes are narrow trapping water ie flooding and hills steep so ice becomes a real problem if you have to comute. Sorry, not trying to put you off. :)
 
I'm in East Devon which if you're looking for property with land you'll need an arm and a leg, plus some.......

House/land prices here are prohibitive unfortunately; but if you're still keen there's some nice riding around IF you can find it. It depends where you are - Woodbury Common is super for riding on but the big difficulty is finding somewhere near the place which is for private sale rather than leasehold basis (where there are strings attached and its complicated if you want to keep horses - very!).

Good places are the Sid & Otter Valleys - unfortunately nothing ever going cheap in this area though.

But don't always assume good hacking straight from your doorstep - if we want to get to the common from here its a good hour-plus each way, if not more. Do your research on the local area first would be my advice. OR have a lorry/trailer.
 
Ha, houses with land around Dartmoor? Rocking horse poo!!! :D :D. You. Ay get some bargains around Okehampton way, riding on Dartmoor - great but as tons have said - very wet. Again the East side of the moor is normally drier but also that is where the expensive properties are.

Good luck looking for your bargain property - sorry to be negative, we are still looking!!:eek: :eek:

Figured it was a tall order, but good to know at this stage before we get carried away thinking prices are a lot cheaper than where we are now (Hants). Thanks again, really appreciate it.
 
Just as a guide, I know of a house near Bridford coming up for sale, nice house, 3 bed, and about six acres, split equally into two paddocks and the house and garden footprint. No other buildings other than a double garage - will be £690k....

I live on west dartmoor near Tavistock and Okehampton and I agree, it does get very wet here but you get used to it! The moors are so beautiful it's worth it, plus you can't beat those mile long gallop tracks and incredible views up there and not seeing a single soul for miles. Currently very lucky to have a house with land by the moor but they are like hens teeth! There's been a few bungalows with land etc going quite cheaply (£450,000) but even houses that are run down and have land aren't going much lower than £500,000

Wow, Izwall, that looks beautiful, and love the idea of not seeing anyone for miles! :). Bungalows are fine, as is doing something up as long as it's reasonable enough to live in, reckon we just need to expand our search and scrounge more money from somewhere :rolleyes: thanks again!

moving west, maybe try up around Okehampton, may be slightly cheaper and you could use the A30 for travel. Do you have to comute to Exeter daily. I live on Dartmoor and it was simply too far.

Lustleigh, Manaton, Haytor Vale, North Bovey and Widecome in the Moor are some of the more expensive areas. Often not much change from 800,000 for what you want. (sorry, actually no change from that amount!)

Would all depend on jobs, but one of us would probably need to commute to Exeter anything between 2, 3 or 4 days a week - variable work hours! But, yep, looks like we need a lottery win to get into the 'right' areas. Hey ho. Thanks again.
