Which yard?

I have been wanting to move for like 2 years lol And somewhere that where i had my name on a waiting list said they may have room for me once they have cleared up etc but now when it comes down to it i don't know whether to or not lol so which do you think

Yard A (where i am now)
POSITIVES
Stables are a good size
Yo doesn't mind if they damage etc
Have an acre each
NEGATIVES
No arena
Has been know to flood
YO keeps interfering with youngster
Keeps farm animals in same barn as horses so it will stink this winter
fences are really poor quality
Barn is falling to bits
Only me down there so no one to hack out with £20pw

Yard 2 - new one
POSITIVES
nice big stables
Big arena
own tack room
Lots of people there to hack out with
would beable to have lessons and ride headshaker in winter as can get striaght on brodle path
NEGATIVES
small paddocks which can get really wet in winter etc but do try and get them out every day £40 pw

Are you able to afford yard B? Will your horses cope if they aren't turned out? Is it nearer, so you'd pay less fuel? Is anything included?

But for me, even though I need 24 hour turn out in summer and turn out in winter, the fact the fencing is poor and the barn is falling down would over-ride the positives of yard A regardless of this!
 
Youchee second one is a lot more expensive! Is that for 1 horse or 2?

I would hate to be without other people to hack out with and bounce ideas off. Also you say you have a youngster and having a school will make life so much easier when working with him/her?

Is that the only other yard close by that you could go to?

I like the sound of the second yard best - limited turnout can be a pain but at least with an arena, you could turn them loose in the school for a bit of a buck and a squeal??
 
it is a lot more expensive but there are hardly any yards around my area with arenas and the next closest one would be about the same price but we would be paying a lot more in fuel so would end up costing more but would have more turnout. I have a cob but so long as he gets out for half an hour he would be ok because he doesn't like the cold. My cob also runs off and theres no kids at this yard so he wouldn't be a danger to anyone etc
 
Will be ringing them back tonight lets just hope they do mange to sort my extra stable out as they def have 2 but are trying to sort out where my third one can go as don't know if a person is leaving or not
