Which Yard???

I have been given the choice of 2 yards

yard 1

isnt really a yard but a small private family run farm. I would get 3 stables, a shared 5 acre field and use of a school. There is only the farm owner there with her 2 horses. There is great security with it being on the farm, its a longterm lease and the horse can live out 24/7 if i wanted it to. Hacking is great, a couple of minor roads buts lots of off road as well.
This is £40 a week all year around

yard 2

this is on a livery yard. I would get 1 stable, unlimited turnout i summer and max of 3 hours a day in winter. I would also get livery help as well, eg feeding, turning out, topping bed up (the horse would be deeplittered) etc. There is miles and mies of offroad hacking but no school
This is £40 a week in summer and £65 a week in winter

They are both the same distance away - 1 bus at the moment but i am halfway through my driving lessons.

Am seeing the farm tomorrow and the yard poss sun.

Any ideas on which one?

I think if you know you will hardly ever need to rely on someone else to do the horses for you occasionally, the first option sounds better to me.
 
i'd go for the 1st one. i don't own a horse, but im judging on the sounds of it.

at the livery, would you have to pay for their services in helping you out?? but they farm has a school (is it sand or rubber or somehting like that) because even if its really boggy riding out atleast you know you can still exercise your horse without going on the dark winter roads.

I would go for the first option, I dont like the sound of the 3 hour turn out routine in the winter and it would prove costly, as they are asking £65.00 week in winter, but as your horse would be stabled you would need to spend more etc.
 
I'd go for yard 1, three hour turn out seems very limited, plus if you work you will need the livery yard people to either bring in or put out, giving them nearly as much contact with your horse than you. We have no school, but good hacking and the thing that would make life better for me would be a school.
 
Thanks for all that. The only reason I was rally leaning towards the 2nd one was that with 3 horses sharing 5 acres all year round I am going to have to really supplement in winter and probably summer as well. The farm owner can check mine in the orning when she does her own so thats not really a problem.
The 2nd yard - all turn out, feed and extras etc are included in the weekly livery charge - nothing extra.

I havent bought one yet - still on the lookout. Hopefully seeing the cob this weekend - someone else is looking forst though. If not, mum has suggested York Auction in Feb.
