would you move to this yard?ANY opinions please im in a real dilema!

hi
i have got the option of moving my mare and her non weaned 06 filly to a private newly built yard.
it is about 2mile closer than where they are now.
where they are now the yard is great(lovely stables,nice people,safe)- except it doesnt suit my neds-there is restricted/no turnout all winter/when its wet as they just dont have the land and my two need to go out everyday for at least a few good hours!
also they like to leave headcollars on when the horses are out and when they are in 24/7 they only get mucked out once a day.
ive been going now each day and mucking them out myself(they are on full livery) which i dont mind doing(keeps me trim!) but i really do need them out everyday!
a lady phoned me asking if i wanted to have them at her yard
she lives on site and she has beautiful newly built stables(big traditional)auto waters, really neat and tidy,big hay store seperate.
she has two paddocks post and railed(although they have had two horses on most of the winter who have now gone so its not got any grass on really!)

my reservations are
she has not ran a yard before and doesnt know about horses-although she says shes willing to put them out/bring in so i only come down once.
she has small kids and i dont want her to let them near the horses unless its patting them over the door with an adult(my mare isnt very tolerant of kids and the filly is still a baby although shes very very well behaved!)
i would be the only livery and there are no other horses on the yard!
(although there are two horses about 4 paddocks away in sight and there is a yard over the lane hidden in thee trees owned by a very nice knowlegable lady!)

what do you think?ive looked at a load of other yards and some are just not safe to keep a dog at!and a few are lovely but on cow pasture and my mare is a risk of laminitis so thats a no!and the really nice ones are 90 per week only.there is a few nice yards but they are diy only and about 45mins away which is too much for me!

I would be wary.
The YO is inexperienced and not really suitable to handle your youngster as she gets older so unless you are prepared to go twice a day everyday I wouldnt move there. It only takes the mare or foal to give the YO a bit of a scare and they may withdraw the offer of help.

Im not saying dont go but just think about how people can let you down at times!

Quite simply no. Someone inexperienced handling your youngster is going to get damaged very quickly.

I would move there however if they were on DIY - is full your only option??

I would agree and say a definite NO, its hard enough looking after youngsters even if you are very knowledgeable.
I would personally not even take a horse there without the youngster cos someone inexperienced may not be able to handle tricky situations and/or be able to tell if there is anything wrong with your horse when you aren't there and if they should call the vet and what they should do in the meantime.

I had to read your letter twice as your existing yard sounds bad enough. You need to gauge exactly what level of knoweldge she has and by the sounds of it very little; therefore assume this to be a DIY livery and though the yard may look fantastic now it'll only take 5 minutes for it to look like a wreck....draw up a contract to cover yourself if you decide to move but it sounds like it's going to be a lot more work.

the propsective yard is DIY but she said she will put them in or out for me if i want her to.
your concerns are mine too!esp with the baby.i would feel happier if there was one other person on there with a horse too and we could share the work maybe?ive done this at friends yards for several years and found it to be the best solution.of course you have to trust the person and know them abit first!

what sort of things should i put in a contract?
also if she has no insurance cover for her yard will my horses still be covered?will i be covered if i have an accident on her yard or my horses injure someone?

i am in south yorks.
i think i have looked at about 8 yards in the area obviously there is a limit as to how far i would travel for DIY.the yard ive been offered is DIY, sorry i should have made that clear in my post.
there was a lady who did say i could put them out with her two retired ponies which would have been ideal as the place was super safe,the ponies were used to foals(both mares) and had no shoes on and it would have got the filly into a herd situation as i feel she really does need to be with horses other than mum!but her fields are so wet shes had to bring hers all in 24/7 so they would be no better off and the grazing would be too rich for them in the summer(unless they let me section it off for mine)also she was talking about feeding them sugar beet,barley and all sorts they dont need which put me off-i did draw up a rough contract saying the horses will be fed xxx and have turnout etc but as shes not going to take them its not worth considering now!
there are some really nice yards but they are full only(inclu turnout) and they cost £90 pw per horse which i cannot afford at the moment(plus it would be a waste for a yearling and retired horse to be on that sort of livery!)
i have even looked at private yards but no one has any space!there is one livery yard about 2mins away but they only have space for one.
if i did them myself(i am working full time) it would be better but its abit far to travel twice a day(about an hours travel time each day depending on if its rush hour or not!)

at he current yard they have done well on one thing ive failed at-the mare is the thinest shes ever ever been(not thin i hasten to add but i can feel ribs really easily!even whens hes been worked everyday in winter,living out with no rug and just on hifi lite shes not been as thin as she is now!)
(her worming,teeth etc are all up to date as well)
i suppose part of it could be the filly is still on her but shes 9months old so she wouldnt take that much out of the mare now would she?

that was a real worry as at the mo theya re pretty independant even though they are living together.i take mum out and leave baby in the box and neither are bothered-not so much as a peep from either of them!obviously moving would push them right together again.
they would only be there until august(then i am moving from the area and taking them with me!) and the lady said she will get one other horse on the yard but she doesnt know when.
i think i will say i will wait until there is another horse on the yard and then move there as long as all seems well at that point.they are hardly getting out at all now its so wet.and the bed is so wet and mucky im worried about their feet and lungs!

I agree with Amy. I'd move there providing I was the only one dealing with them both. I wouldn't want an inexperienced person dealing with my baby.

i think i will have a good chat with this YO and see if she will agree to sign a contract and go from there!
at the mo they are stuck in far too much and its stressing me out!last night when i went down my filly(who is usually a donkey to handle!) was doing full height rears!!!!

what should i put in the contract?
who handles the horses,what they are fed,how much they get to go out etc..?
