You may know that I moved yards in Nov as my previous one was awful and found a lovely quiet yard with a really nice/helpful YO, BUT very sadly our YO has cancer and the yard is on the market, obviously someone nice could buy it and keep the liveries, or someone could buy it and chuck us all off. It seems likely that a place will be coming up at a nice livery yard a mile away from my current yard in the near future and my instructor knows the YO and the YO would be happy to take me and I just don't know whether to move or not

especially as I've only had George since May 07 and moved him in Nov and then may move him again, I don't want him to get stressed out

The facilities at each yard are:

Current:
12x12 stable
shared tack room
10 horses on the yard
owner's house 25ft from stables - always has eye on horses
60x20m floodlit school
good hacking but some roadwork needed
7 acres of turnout (horses out individually) - 24/7 in summer if reqd, quite restricted in winter
horse walker
full livery mon-fri, part at w'ends £360

Possible New Yard
12x12 stable
indiv tack room
20 horses on yard
House on site for security but nothing to do with yard, full security and CCTV at yard
Last check on horses at 5pm (I would be up 5-6 eves a week till 7-ish)
40x20m floodlit school
good hacking, no roadwork
50 acres of turnout in pairs, 24/7 all year round if wanted
full livery mon-fri, part at weekends £310

I know it is my decision

It's a very difficult one...but I think in your shoes I'd stay for now and see what happens. The yard might take ages to sell, or as you say, might be bought by people who keep the liveries. If it is bought by someone who doesn't want the liveries you should get a fair amount of notice to find somewhere new while the sale goes through.

Although it does depend if this other yard is really the only other possible yard you could go to?

I know you've got a lot on your mind at the moment, so you're probably worrying about every eventuality. But maybe sit tight and see what happens?
 
Move. That way you will be able to settle down permanantly, and althoghthey have a smaller grazing area and manege. Its £50 cheaper and you get your own tackroom.


Thats my opinion anyway.
 
move.... if i were you then at least you can settle , you never know it might take months to sell the other place , but when it does and you may have to move , then you will have to find somewhere and that other yard might be full then , think of yourself and george and do what you feel is right xx
 
I was in the same situation as you last year. The YO put the yard up for sale and is due to move out at the end of this month. I stayed put to find out what was going on before I made up my mind. The new YO said I could stay on the yard and he seems really nice. My horse is happy there and its only 5 minutes down the road.
I would stay put until you hear otherwise. You never know what will happen. It has taken ages for the sale to go through.
 
if it were me, I would move!
We were in a similar position last year, only we didn't really get much notice that the yard may be closing and it was a real nightmare.....25 people all desperately looking for livery in an area where all yards have waiting lists!!
As it happens, the yard didn't actually close down but if you have the opportunity to move to a decent yard, I'd do it rather than risk it.
 
I would move, as if places in other yard don't come up often, this may be your only chance. I would rather go to a recommended yard than be forced into taking what was available at the time (assuming your current yard sells and they don't want liveries). I would also prefer having the extra turnout and a turnout friend for my horse.
 
I think I would be tempted to move now, while you have a choice of where to go, and time to plan the move etc, rather than wait until there is a crisis. I also like the sound of more turnout, as someone who likes to keep my boys sane and sensible, turnout is so important to me!

I would move just from reading the list of facilities of the new place compared to the old place. But then I knows what I likes and I likes good hacking and good turnout!
 
Take advantage of the empty stable at the new yard now..... you never know, in a months time everyone could be told to leave your current yard so people will be fighting for stables!
 
The only thing that would put me off about the new yard is the turn out in pairs. Apart from that, I would move now. I have been in that situation and luckily for us we bought our own place with land, but the other people on the yard had to take what they could find when the livery was sold.
 
If you don't take this place there is no guarantee that you'll find anything suitable if you need to move in the future. In your situation I would propably go, if I was happy with the new yard.
 
I'd definately move. There is nothing worse than having to find a home for your horse in a hurry. I had that when I moved to Norfolk, I had to go on personal recommendation but that person had not been on the yard she recommended for a year and a lot had changed. I ended up stuck in a place which Tarquin and me hated and had to wait 6 months for a place to become free on the yard where we are now which is much nicer. I'd always go for it now where yards are concerned. The new yard sounds great, lots of turnout is such a plus.
 
I agree with most others, I'd move. You will end the uncertainty of not knowing what is happening. You might lose the place and end up having to move in a hurry. The new place sounds good to me, lots more land and turnout, your horse will probably settle very quickly with more turnout - and its cheaper! How's the drop noseband going, by the way?
 
I'd move if it was me as there is a space at other yard and you don't know what will happen to current yard.

I would move. Grazing is very very important to me, aswell as equine companionship. I wouldn't want to keep a horse in a small paddock alone. The fifty acres sound far better in my opinion....however, what size are the paddocks at the new place? Double the size?
 
I completely agree with Tia, good grazing and companionship would be highest on my list when moving my horses. If the hacking is better and you have the same size stable and still have a floodlit school what are you waiting for?
Go and check the new yard and the people on it out and see if you think you and George will fit in.
 
I'd move. Reason being, as someone has already said, that place on the other yard is available now but might not be there in the future when you do need it. Also, your present YO has put the current yard on the market. If they hadn't and it was a case of they may sell because they had cancer then that would be different but they are going to sell and you don't know if the potential new owners will even want liveries as it is only a small yard.

As the current YO is selling its not as if you are deserting her, so if that was your worry (you always sound like you care about others) then dont!!!

Hi, I was in a similar situation last year. The yard went on the market and I stayed put.

I found it quite stressful and a ittle worrying as ots of people came to view the pace, all with different plans so know one knew what was going to happen.

It was then sold and we had to move (again, that was a pain as we were given a months notice but it was changed twice and in the end we had 2 and a bit weeks)

That in mind, I'd just go now. Other yard sounds good, and is cheaper.
 
Difficult decision - pros and cons with each.

Pros - better grazing (and company when turned out!), better hacking, better price and you avoid a rush to move

Cons - larger yard - double the liveries double the bitchiness

and school could get very busy on an evening! Last check at 5 isn't really full livery IMHO. If you have a horse that is greedy its a horrible thought he might be standing 10 hours plus with no hay if you can't get out. My horse had this prob and never put on weight and looked well until he moved to a yard that could give a haynet at 10pm. If you make friends you can get round this though.

Can you go to the yard and have a good look around and meet the other liveries and the horses? Particularly at a busy time such as an evening. How happy the horses seem in a yard is often a very good indcator!
