Would you pick....

Yard 1.
Cost of about 600pcm for 5 sables and 2 small fields. 30 mins drive from home then 20 mins to work. Close to mum. And people on site 24/7. No school and limited hilly area to school on at yard. Nice but YO a bit wobbly with everything you do/don't do with horses.

Yard 2.
8 boxes and 5 acres plus storage. Own place. 216pcm but DIY maintenance on small things. School plus grass area and good hacking. 45 mins from home but 2 mins from work. No one lives on site but not out in sticks, plus would be 2 x night checks by so's. Can keep as many as I like for no extra!

Yard 2 and buy a cheap caravan to keep at the yard just in case you have to stay over for some reason...and CCTV might be an idea too...

wash/ change for work on yard so horses on done on way and from work.

On the diy front, a stitch in time is crucial. Keep a keen eye on any small tasks that need doing and do them before they become a mammoth task. Also think six months at least, in advance on land management.

On the not lived on premises point, keep gear to a minimum on the yard and put a cctv camera in that you can view from home. Well worth the effort and it can be used to watch a sick horse etc.

I work with horses so I won't have to worry about getting changes etc
Will be CCTV and the caravan is a good idea. I have only just moved so no chance of a house move but in an emergency I could get there in 25 mins I reckon ( steal boyf car!)
