yard bills advice please

Hi im looking at buying a small yard/grazing. have seen a place with 4.5 acres, and five stables.

do you pay council tax? do you mind sharing how much?

is water on a meter? or water rates? again how much should i expect to pay?

How do you deal with your muck? how much does it cost?

other than insurance is there anything else I should be taking into account?

No council tax, other rates might apply but I rent my yard and its on the farm. Our water is spring fed so only pay to have the septic tank emptied. Muck you can have it removed at cost how ever often you need it taken. Or you can convince a local farmer to take it to spread the fields. Usually it's around £150+ a load for removal.

You will have to find out really what the yard has water, electric wise.

Property insurance etc of you want it.
 
I have just over 4.5 acres with 5 stables & plenty of storage/hay barn etc.
No council tax
Water: (with only 2 current Fuzzies, had 3 till end May last year) is metered & usually around £20 per half year. I DO conserve water in butts, both blocks of stables have run-offs from down-pipes.
Muck: local farmer around £50/70 per load, usually twice a year (that was same even when I had 6 to 8 as heap was just bigger then)
Small holders insurance prob works best - currently around £250 pa
