Yard move. Opinions wanted

My horse is a big tb. Currently kept on a livery yard. Out in the day, individual to, in small ish field, in at night. All basic facilities, zero hacking though.
Does weave at night and is a very lively horse.
Have been on there for years however change of ownership has come with quite a few little issues for example having to move into a smaller field full of weeds and no grass, nothing being kept on top of, rats starting to take over, can't sneeze without permission, those sorts of things..

A good friend has offered the use of an approx 2 acre field and a stable, all basic facilities, better hacking, more secure as someone is always onsite.
Downside, stable is away from the other couple of horses on the yard so horse would be on his own when in and one of the stallions can be a bit of a handful.. the fencing between the fields isn't great but I'd be happy to put up electric fencing both sides of the existing fence.
Would again be individual to, but I could leave him out 24/7 as long as he was happy as the others would come in overnight, and can basically do as I please (whilst respecting my friend and the property!)
Good yards are like gold dust in the local area.
Am I mad for considering giving this a go?
Would it be cruel having him on his own so often?
Be brutally honest please!
