Yard "Must Haves" and "Sacrifices"...

My number one requirement is a nice atmosphere!
Beyond that - all year turnout as mine would both climb the walls if kept in 24/7.
Obviously water and electric and somewhere dry to tie up horse's for farrier etc.
Decent fencing and stabling don't need massive stables as long as 12x12 for big chap.
Outdoor school with lighting enough to ride under in winter.
Parking for lorry
Somewhere to hack even if all roads.
Nice herds of horse that don't fight too much!

Would be lovely to have indoor school and nicer hacking but prefer the more basic yard I am on with lovely crowd of liveries.
 
A happy horse, no stress at yard, all year round arena so I can lunge any day. No crisis management [regularly running out of hay or bedding], lighting in stable and yard, a locked tack room.
A YO who has happy horses and is knowledgeable.
Turnout as much as practicable [YO to do this] YO happy to look after horse if I can't manage [emergency/weather]
Once a day visit [I get stressed doing 2x200 days per year if I have to drive more than ten minutes each time.
Sacrifices: longer journey over bad roads. Fields are not great, grass is lush in summer, muddy in winter.
My YO has arranged a sharer for me, and I don't get involved in the money side, I also have a good rider who schools for me, at a reduced rate, and we hope to compete very soon!
Ideally I would like all the above but better well drained fields and hacking on the beach, a proper [small] flat dressage arena and several good jumps would be great. I would like a six horse walker so he could always get out regardless of winter snow and ice..

Must have:

a floodlit school with well maintained surface
jumps
hacking
AYTO ideally with option for 24/7 in summer
individual paddocks - it's great having 2 fields to myself!
option of putting hay in field (see above)
trailer parking

Would like but not important:
hay/straw on site
knowledgeable YM/YO
holiday cover
individual tack/feed room
 
For me, my must haves are:

All year turnout
NO poopicking - Harrowed fields (I can't stand poo picking and I don't have the time)
Friendly atmosphere
Knowledgeable YO
Option of Part/Full livery where the horse will be treated fantastically
Close to home

I sacrifice on:
Quality of the arena
The fact that it is so far out from anywhere because I live in the sticks. Yard is pretty much in Scotland.
