We're doing up a yard that we're hinking of renting out, and I have no idea kind of prices people charge!

Based in a nice area of the midlands.

On quite lanes, direct acess onto bridleways, inc circular route suitable to use in all weather/ ground conditions. Loads of off road hacking.

8 acres, split into 2acre and 6acre paddocks - post and rail fence, and automatic water trough.

Small yard, two stables (12x12) and secure tack/store room. Lean to for hay/bedding storage, and hard core area for trailer/car parking. Tap for water close to stables.

No electricity on sight.

So...what would you expect to pay for that?

Hope this isn't classed as advertising! Yard isn't finished yet and we're not even sure we will rent! Just nice to have an idea what we could expect to get for it.
 
I pay £300 for 3 acres, 3 stables and tack room, water, mains electric and perimeter electric fencing also in the midlands :)
 
£200 for the same, except have 6 stables and a school, and electric, separate feed rooms and opportunity to rent more grazing if need be. That's pcm.
 
It would depend very much on how many horses you would allow to be on site, just 2 for the stables or more on 24hour grass. If the drainage is good the land could support 4 horses so I would calculate £100 pcm for stabled horses and possible £60 pcm for grass only, so £320 pcm in total or thereabouts.

You would need to restrict the number of horses otherwise you could find somebody moving on with 10 and trashing your land
 
I will start..... though a lot depends on location, I have costed what I would want to pay [!]
The yard will take two 15.2 horses in work £25 per week each: £220 pcm
The fields will take four smaller ponies or youngsters in addition assuming very good management and well draining, sheltered fields which will allow turnout 24/7/365 four times £15 per week: £250 pcm
So this makes a total of £470 pcm, but is only a rough guess, and sounds quite high. I would deduct £2 per per stable per week for lack of electricity. 470 less£30 = £440.

I assume you will do all maintenance to a high standard, and fertilise, apply weedkiller, and top grass.

down.south I used to pay 300 pm for 3 stables, tack room.and hay/feed store mains water but no electric, 3 acres, and £50pm to rent a 3 acre field at tge back with no other access.

I am now paying 300 for a yard with 4 stables , feed barn and tack store, and 6 acres. No electric. No mains water but will supply bowser with water as required. Have offered extra if water and electric are put on and extra when she pits school in I looked at a few yards and seems to b around 1-1.5 acres allocated per stable, which is around 100 each. Plus 100 extra per yard if has school/menage. I deducted 50 for lack of water and 50 for lack of electric which seemed fair, based on my last yard.

Three up at the moment by us - just north of Manchester in fab hacking country..

1. 3 stables, electric, storage (for equipment and trailer if need be) 6 acres of grazing. £250pcm.

2. 3 stables (not quite 12x12) no electric, no water, 8 acres. Easily accessable. £300pcm.

2. Two horse field shelter and small store on 5 acre steep field (has ragwort). £50/wk.

Both the first two got snapped up quickly, third one hasn't been taken yet, despite being up a couple of months and the ragwort not showing yet!
 
There is a yard by me that's got 8 stables, a huge hay barn, 8 acres and good hacking. Water rates included. Has no electric either. It was up for 500 per month. No idea if its gone yet.
 
Shadowboy, where r u? My friend is desperately looking for a big yard, but Cheltenham, glos area? At least 4-5 stables pref more, but lots of grazing more important. Would prefer electric, but really would like water. No school needed, but bonus if has it 1 near by could borrow. As cheap.as poss!
