Yard to let in/around Exeter

I'm looking to rent a livery yard around Exeter, Devon--or within 5 miles of city (in any direction).
Ideally would like grazing for 8, stable block with at least 5 stables, electric and water.

Would pay more for yard with on-site accommidation, but not a necessity.
Anyone know of anything?

Have tried Stags but nothing in the area--any other recommendations for alternae estate agents specializing in equestrian rental properties?

he he even know of one yard with 6 boxes.. olympic sized outdoor.. horse swimming pool.. (it actully has 24 boxes but owner will seperate.. )
