Has anyone had any experience of this happening?
There have been rumours going round that the couple who own the yard where i keep Tottie are selling up.
When i heard, i asked YO directly who told me they werent.
More rumours have gone round and i have now found the stables up for sale on the internet.
im a little upset they denied it to my face, but i have only been there 7 months. the 2 other liveries have been there years.
Obviously it may take some time to sell, but when it does, should i be concerned?
can they increase prices? Or are they at liberty to keep it the same as we are existing 'clients'? (thats if they allow us to stay at all)!
the other thing im concerned about is that as there are only 3 of us up there, there is no bitchyness and is a good atmosphere, there are lessons once a week on a saturday morning but other than that, we have free use of the school.
im guessing i can kiss goodbye to that??

I would have another word with YO and mention that you've seen the ads on tinternet. What happens with the new owners is anybodies guess, I was at a yard that sold up, new peeps didn't want any liveries so we all had to move. Theres not a lot you can do about it new people can do whatever they like with regard to prices etc, I would ask your current YO if they would mind keeping you informed of potential buyers and their plans for the yard. At the same time I would be looking for potential new yards in case you have to move. Good Luck

well going from what happen on my old yard (after i left) YO decided to sell up, sold it all the liverys stayed and price stayed the same. it all depends on the set up and if they are buying it for there own personal use of to run it as a business. there is a chance it could work out but i would be covering all bases just incase. would hate to have to find someone really quickly because you weren't prepared to be evicted.

i dont want to ask him again.
Ive asked him once and he lied. I know he's selling up.
They used to have afew liveries and the stables (20+) are full with the riding school ponies/horses that only get ridden on lessons.
I can completely understand why they would want to sell up and as its being sold as a business, i suppose they have been advised that they would have better chance of selling with a current client base, which is probably why they haven't sold.
Its just unfortunate to have to look elsewhere as where we are is perfect hacking, good summer grazing, reasonably priced and not too far from home.
Grrrrr. Just when you think things couldnt get any worse! Lol!

Well when I had to move on from my business I gave the liveries notice and passed them onto the lad that I shared the yard with. I tried to make sure that as little as possible changed for them. I wouldn't worry so much about someone new coming in.

If they are selling the yard as a going concern, then all the income is critical, as any buyer will take that into account both in valuing the business and in raising finance.

The yard I first kept Minski on was sold a couple of years after I left and all the stables and the barn were converted into houses.

Check the advert again. If the business is being sold as a going concern, I don't think you need worry too much. If the premises are being sold without the business. then I would start looking for somewhere else. Of course no-one can tell you what will happen when new owners take over.

It happened to me. I also asked the YO and she lied to my face. When I realised she had lied I moved (I had two horses and livery was very tough to find in that area). New owner did not want liveries to everyone had to find new places a couple of months down the line when the place sold.

Why don't you phone the estate agent and pretend to be interested in buying, and ask about the business side of things, they might know what the owners are thinking with regard to selling it as a going concern?

I was going to suggest the same as trottingon! Phone the agents, and ask what the situation is with the 'sitting tenants' !!
