lots and lots of grazing, flat fields, hiully fields, stone walls and hedges as boundries. Some trees here and there,a little stream flowing through. Direct acess to lots of bridlepaths and "off road" riding. A big menage, large roomy stables and yard area with a separate box for when the farrier visits. Hot and cold running water on tap. Electric lights. Perfect.

I'm on it. We have huge brick stables, well lit. Floodlit arena, CCTV, 24/7 turnout in 200 acres in mixed herd with hedges, streams and woodland. Free tea and coffee, a great bunch of people that socialise together outside of horses. Amazing Xmas parties that get talked about forever! I could go on, but in short, I'd never move!

The yard i'm on but with an indoor arena! 60x80m Rubber/sand mix school,full set of showjumps lots of grass/turnout a cross country course,my trainer is on site and it holds showjumping and dressage shows monthly, the hacking is to die for and the people are nice as they come:)

I would have a little barn with say 6-8 large stables, wash bay, feed room and tack room. Then I'd have horses turned out in pairs/small groups with post and rail fenced paddocks. An outdoor school with all weather fibre surface say 40 x 60 and a nice indoor school. Full set of schow jumps, small xc course, etc, etc!!
