Well all I want is turnout every day, an arena which is maintained and yard rules that are the same for every person!!
I must be dreaming though.

Nice big stables, good amount of secure storage. Floodlight school, off road hacking, free lorry parking. Good sized fields. Not too many nutters!

for me it's distance from house..my husband whinges enough that I spend too long at the yard..(well my horse dosen't whinge at me)...so spending a long drive to get there would cause too many marital problems.

secondly as I generally ride alone great of road hacking is a must I get my horsey pleasure from interesting rides and cantering/galloping through the fields.

so long as the above is fine then I am prepared to compromise on everthing else.

TBH, after spending the two-and-a-half-years I've owned my mare moving from one yard to another and wasting so much of my time with her being miserable on the yard, I only have one priority - and thats that the people aren't bitchy, and leave me to keep myself to myself and do my own thing without sticking their noses in!

I've found that everything else I can be flexible on - even turnout, which is restricted in winter at my current yard. Previously I'd always said daily turnout was an essential but I've since changed my mind.

If you want more of a fantasy list, however -
- year round turnout, although I don't mind bringing in overnight in winter, or even all year round - it does have its advantages. Would also want paired/small group turnout only.
- big, well drained outdoor school and a big, well-lit indoor school
- secure tack rooms, preferably individual lockable storage areas
- safe fencing!! worming programme and ragwort control
- off road hacking and preferably beach access!
- access to quiet roads as I do like to do some roadwork
- shows and an XC course, either on site or within hacking distance.
- owners on site.
I've never been on a yard with a wash box, solarium or horse walker but I wouldn't turn them down either!

i used to want a school priority..... but iv recently found a beautiful yard no school but lovely owners v nice large stables plenty of grazing and good hacking the type of people makes a huge difference ..

A yard where everyone else follows basic rules like shutting gates!!
Our yard is great but it would be nice if we didnt have to fend off someone elses sh*tland to feed our own horses, the pony kicked hubby last week, not happy!
Storage is a must, we dont have enough.

Perfect livery would be

Nice large stable
Perfect turnout for my girl with small natural streams running through
Water and electric
Indoor school with mirrors(to improve position-not look at my ugly mug!) and outdoor for when I can be bothered or cant ride out.
A peaceful and friendly atmosphere
A field shelter
Fantastic off road hacking
Secure and organised storage
Heated rug room
Nice little sit down kitchen area with a loo
Lots of hay and bedding storage
Horse walker
A round pen

I think that would do

for me, in roughly this order
1. 24/7 turnout with 'horse proof fencing!
2. Chalk going - we are on clay and its not good!!
3. Light airy stables, solidly built!!
4. Good OFF ROAD HACKING, - my dream!
5. A few friendly fellow liveries who don't mind helping in return of.
Also make some lovely companied rides!
6. An arena would be useful, with some jumps as an added bonus.
7. Dry storage, lockable storage!
8. Straw included - this can happen - yes??
9. Free parking for trailers/lorries
10. Somewhere in amoungst all this, a yard where we either live very close to, or has on site supervison.

and you probably want all this for 25 to 30 per week DIY? or 70 to 90 per week part? your wish lists are all great, but
1 good grazing costs a lot to maintain.
2 staff costs are governed by national minimum wage
3 hay straw and shavings cost at cost plus storage
4 a good menage will cost 20 grand plus to build and maintenance is high on time esp if you let your horse hooley on the lunge or loose
5 bit stables - you are goverened by what you already have
6 fencing a big on going cost exaberrated by windsuckers and touring cobs!!
7 storage - space that is generating no income and liveries like to bring the kitchen sink!! most is unused!
8 rug room/drying electric costs on a business have esculated#
9 water rates are a huge hidden expense as is electric!
10 insurance public liability, 3 c care , indemnity, again a huge hidden cost!!!
11 fertilizing rolling topping harrowing spraying is a huge expense!
12 alarmed tack room again an annual maintenance cost
13 lorry trailer parking .. generally will add to the yards insurance premiums(even if not liable) look at caravan storage!!


i could go on but you all want budget! and budget means cuts! so if you want the perfect livery be prepared to pay for what you get!

Nice big and clean stables, unlimited haylage and bedding, friendly and reliable yard staff, all year round turnout in well maintained fields, good fencing, good facilities, secure tack room, good consistent daily routine, yard set in good area for hacking.

I did think this was a simple happy, dreamy post tbh! I am quite happy with a few simple things when it comes down to it. Ideally I would have my own land. But I did think the OP was about 'the perfect dream livery yard'
For my wish list I imagine the rent would be fairly pricey and that would not surprise me

Huge Stables, where the horses can see - touch each over the front door - ie door the size of the stable - BUT NOT those with the iron bars - saw a horse nearly break its leg in these when it got cast in stable - had never ever thought of it before now.
Huge mixed herd turnout, with stock fencing - available April till Sept for 24/7 if wanted (still at full £ rate though)
Good sized indoor school
Off road hacking
Assisted if possible but no interferring
Ability to have instructors up to teach
Ability to have any blacksmith, vet etc you want
Abiltiy to be on yard from 5.30am until 9pm - preferably 10pm in the summer or when competing.
Strict rule about shutting gates
Would like a nice yard owner - but hey if i got all the above i would not care how nasty he/she was !

I am on what is just about perfect. Small yard - 4 liveries and owners horse, assisted DIY and full when I need it with a YO who really loves after the horses.

Very clean and tidy, storage for 35 bales of hay and a pallet of bedding, another area for my feeds and secure tack room. Parking for my trailer.

24 x 7 six months of the year t/o and four days a week in winter in a field with just my two but horses also on either side.

Small 20 x 40 indoor school with nice surface which I can book for my solel use/lessons. Good hacking and I can hack to HPF for local competitions.

Other two liveries are very friendly and we all get on - no bitching.

Only thing I would like to make it perfect is every day turn out in winter with a little less mud and a bit more grass in summer paddock after July, and not a 15 mile each way drive.

Decent turnout, well draining in large enough fields with some form of shelter and a mixed settled herd situation and secure fencing.
Decent hacking, preferably access to some of road hacking.
All weather floodlit school. I'd love a seperate lunging ring.
Well maintained stables, enough secure storage and a well maintained yard.
Location close to home with good hacking.

I pretty much have all of this although it could be better maintained, the school isn't all weather and we don't have a lunging ring.
