If i were you, years after i'd sold him i would be full of regret. As long as your horses health is good then you should hold on (to what seems) your dream horse. Hope it all goes well :)
Personally my first priority would be the welfare of the horse. So good stable space, enough bedding, good quality feed if you are going for full livery. Then training facilities and good atmostphere (eg. Helpful owner, freindly staff if it is livery stables and riding stables) good luck :)
If turnout isn't available you could try stable toys. But dont be put off if he doesn't like the first one you buy. The ponies at my yard are very picky. They especially like the ones with treats in (i wonder why!) good luck :)
