If money & planning were no issue, I'd build an equestrian competition / training centre - xc course, gallops, warm up and competition arenas and really decent parking. I would just hire it out for competition though, I wouldn't have a livery yard alongside it, except for me and my closest friends. If there was any left over I'd rent it out for crops. Liveries are too much hassle!
