We were offered this this morning!!!

Hubby and I were seeing to the neds, I was feeding and he was poo picking. Bloke walked in as the gate was open, approached hubby nice and friendly, shook hands. he asked if we owned the lower part of the land. Yes. Would we sell it for 100K? (approx 3 acres) Hubby said no. He then offered 200k. Hubby explained we neede all our land, so he offered 200k for just one acre!!

We are rather bemused by this. Why? It's greenfield, not in a particullrly nice area, the land has a Covenant barring more than one Residence being built.

What would you think/say?

"Too good to be True" instantly sprang to mind. Hubby has an idea, but would like opinions.

I have been told that there might be a lift on some greenfield sites. Is the land near/on the outskirts of a village? If it is you could ask megabucks! A farmer we know sold 8 acres for £2.5 million

Rumour has it that Devon & Cornwall will have a huge section of green belt land lifted in areas that are already close to housing estates, and villages to provide 100's more housing to increase the population, I suspect he has got wind of this and is hoping to turn it into a mini estate for several million!!. I live in Devon and land is going for silly money here too.
 
Unfortunately 'he' thought it was some sort of scam, so turned him down. We do think that there may be a chance of the land being up for building on in the future, and we desperately want to build for ourselves, but how much better it would be if we could sell up and find somwewhere better to live.

Why don't you look into it yourselves? If there is a prospect of planning permission, then £250k for 3 acres begins to look cheap.
 
He offered us 200K for ONE acre, buying just the one acre. There is a covenant on our land whereby if more than one house is built, half the value of every other house goes to the previous land owner. I guess a developer could overturn this quite easily. We are indeed lookiing into the release of greenbelt ourselves as we have been trying for seven years to build ourselves a house.

I woulg guess definately travellers, thats the sort of money they are paying, but then when you put ten caravans on a n acre it isn't expensive.

If you sell to them move out.
 
Well, if he offers 250k PER ACRE he can have all 5 acres. We could buy something nice for that

That price is based on how many houses he could get on an acre..
A parcel of land which is almost three acres situated as the only last place to build in a small Northern town was recently valued at over a million, so he's not even offering you the full worth yet!
Can't imagine any other use for it than building at that price...

Chelsea Barracks was recently sold for development....13 acres went for £900 million....or put another way....£70 million per acre
