A how much post...for a yard

I'm seriously thinking of taking on a yard with a friend... with view to buy at a later date and on a 5 year or more lease.
It has 10 good sized good built stables, a very BIG hay barn a rug room a few sheds two sand schools one dressage and the other a jumping/lunging sand school. all on 10 fenced acres, water and elic and all lights for the schools and stables and on sand soil (so hopfully not that much flooding and all that mud in winter????) all in a very good horsey area great hacks. How much would you pay per month/year to the owner of the land and how much would you pay if you wanted your horse kept there!!! we plan to do part livery and full.
 
Not sure guess it depends on who is going to be paying for the water/electric and general maintenance etc...(but assuming the land owner is paying those) then between £1000-£1100 per month (£850-£950 if you are picking up those bills). Have no idea re cost of part/full livery, as mine is DIY.

did think of having 1 or 2 d.i.y just to keep ticking over from time to time. how much would you pay to go there??? It's a very big/nice looking place (or will be) and safe where the tack could be left...bonus...
 
As she say's.......Would it help if you asked around,check Rokers and Frosburys for yards offering this,it's an idea....when I had my mare on full livery off the M25 junction 8,at a very good event/full livery yard I paid about £400 to £500 per calendar month and that was about 10 years ago...I know yards round here have tried to start this sort of business and failed....but I think you have choosen a good location....I will try and see if I can get any more info!

Well I have similar facilities where I am and pay £120 per month, DIY (no hay or bedding included). Think that's probably about average for our area.
 
depends how well equiped the yard is and if you are including riding/ lunging and show prep for the liveries. My friend pays 135 week yep a WEEK! ridiculus but is VERY nice! i pay 20 a week for DIY which is very cheap! so depending on how much you are doing and paying between 40 and 100 a week
