A 'How Much?' with a difference!

Just a quick idea on what you think a yard with 11 acres and 10 internal stables and haybarn would be worth, bearing in mind there is electricity but no mains water supply. Current owners are divorcing so are having to sell but wife wants to keep her three horses there still. problem in our maximum budget is 100k and that would leave me with no money to put in school or connect mains water. Obviously they will be getting it independantly valued and wife has already suggested that she makes up difference to husband in return for free livery. was very sceptical but now the more i think about it the more interested i become so what do you think its worth roughly and how much is water being connected going to cost, and the price of putting in an arena? Thankies in advance!

depends where you are in the country. I would look on the property websites for land and use that as a guide. remember you can always build stables on land if there aren't any so cost in that if the comparisons are just fields with no stables, seems land prices are between £3-10k per acre. Water connection depends on how far you are form the mains supply, best thing is to phone the local water authority and ask for a quote. Arenas vary depending on how big/what surface etc and whether you DIY or not. Think for a 20x40 done by a company usually about £15-20k Be v careful about arrangements such as free livery, questions such as how long for and what are her rights on the yard spring to mind, i think you'd be better either buying a little less land and let her have a few acres for a proportional discount on the purchase price than go for the 'free livery' arrangement. If you do go that way think about having a contract that states the length of time it is for etc.

Just sold by me 11.7 acres of land had 4 looseboxes (which were run down a small barn, no electric, running water was connected by a pipe running across a road (water pressure awful) sold for £110,000

I know it does seem pretty ridiculus, all the land close to villages seems to go at twice the price for building even though your garunteed not to get planning permission for the next 10 years! four stables on two acres sold a few months ago for £55000 and yet I know that a yard down the road with 8 stables and 5 acres and a menage that sold for £60000! I am hoping that this lot will be valued around the same price as although its more acreage theres less facillities and its in the middle of nowhere.
