hi, we are hoping to open a livery yard later in the year (if we get it all finished) & i would like your opinions on what sort of weekly diy (poss part) livery price you would expect to pay for the following?

12x12 stable with rubber matting in an indoor barn (there are 13 of these stables)
26x45m outdoor arena (with floodlights)
all year turnout (24/7in summer, in at night in winter)
individual or group turnout (you can choose) on good but not rich grazing (also not an over horsed yard)
owners live in site (so can assist if necessary) & CCTV in operation/alarmed tackroom
good hacking
wash box (hopefully to have hot water)
hay & shavings available on site at a competative price
covered lorry/trailer storage
feed room
extra storage above both tack & feed room with an additional rug drying room (ie plenty of storage space)
able to take pregnant mares/youngsters (2foaling boxes & 2acre post & railed paddock, rest of land is going to be post & electric)

think iv covered everything!
pic of the stables (stage 1) as this is the only part finished!

oops had a feeling i was forgetting something! on the north/east yorks border about 10miles from york.

And thanku!

ooo - I am in york - shortage of good yards round here.

I am on a good one, for guidance we pay £26/week DIY.
Straw & haylage we have on site - fairly cheap.
We have outdoor floodlit arena & good hacking - nice stables

Y/O will do t/o or bring in for £1.50 a day (inc rugs)
Will do full livery week days only for 65/week

Hope that helps

£25 a week DIY (ie they do everything) and £35 a week if you turn out or catch on each of the 7 days?

I would agree with this. I was going to say £20 DIY but then I read that there was going to be CCTV, well worth the extra £5!
