Advice needed - stable yard

Hi

We have recently bought a house with 2 acres and a stable block. I need to rent this out but wonder as there isn't an awful lot of land (it would sustain about 2 x 15h horses). There is electricity and water to the stable block/field it is based around a concrete yard, is flood lit and very private. There are three stables, tack room and a store area. We are surrounded by country lanes and very good hacking.

At the moment we don't have a menage but it is something we may do in the future. There is plenty of parking for horseboxes, trailers etc.

The question is reading posts about DIY Livery would it be best to do assisted livery for two horses or rent the whole yard out - what sort of money would people pay to rent a yard vs DIY Livery? I have considered doing part livery but I'm having a baby in May and don't want to mess people around although would I be better off doing this and just trying to get help in when I need it?!

Any advice would be gratefully recieved!

I pay £25 per week for two stables and 3.5 arces, im allowed upto 3 on that field. I used to pay £25 pw for livery for 1 horse. I could only go back to livery if there was really no other option.
 
If I were you I'd keep control over it rather than renting out as a whole.

2 acres unless exceptionally well drained will struggle to cope with 2/3 horses and you may find that letting it as a whole, people may trash it and then leave! Leaving you with an expensive problem of reseeding and resting. I'd manage it so you can manage the grazing!
 
It would depend on your area as to how much rent you could charge, £25 per week is not very much I would expect more than that otherwise it is hardly worth it.
I would rent, if you can, to one person and restrict the amount that can be kept, possibly 2 ponies 1 horse would be sustainable if well managed, this could suit a family situation and would also mean they can take one out without the other making a fuss.
You could offer some type of cover, holidays, emergency, a lie in at the weekend any of these could bring in some extra money and make the yard easier to let to nice people that will look after things.
 
im in kent/surrey and id happily pay 50 per week for that if it was well fenced and secure.
id limit it to 2 horses or 3 ponies if it was mine and depending on the land id probably put a clause in to say 24/7 turnout only allowed between march to october say.
also id make the person pay for much disposal as an extra to the rent of land/stables.
i wouldnt rent the boxes out separately to people or do assisted etc livery as i think you'd then be liable for business tax.
it really depends a lot on the area od uk you are in.
i think if it was mine id be looking for one person with max 3 ponies preferably unshod as makes big difference to land poaching...
big shod horses kill fields so much more than quiet unshod ponies like mine who don't seem to run around as they do as little to use energy as possible when out.lol.
 
If I was to rent it out at £20 per week per horse (max two horses). Do you think that is a fair price? I wouldn't rent the whole yard just per box. Ideally to one person with two horses with restrictions on turnout as proposed.

Is that a fair price. We are on the North Wilts/Glos border.

I'd probably rent it out as a whole but with restrictions on it. Maximum of 3 small ponies (under 14hh) or two horses, no 24 hour turnout november - March, must keep land poo picked, yard tidy etc etc etc.

You still own it and manage it but only have one set of people on it.

I'd price it depending on cost of DIY in your area but £20 a week per horse sounds a good deal... bare in mind maintenance costs. Also offer services if required.
 
I would rent it at £60/week, 2 horses only, restricted turnout in that they MUST be part stabled all year round. Preferably over night. Ideally one owner rather than 2.

High rent includes field maintenance by you/your contractors, and water and electric. I think you'll get good quality enquiries at that kind of price level. Too cheap and you may well attract the ones who don't want to spend money on bedding or field maintenance, and will not treat the place properly. You could always offer to do part livery if they wanted to (and you liked the look of them). Good excuse for a nosey about too!

Ideally get references too for your new tenants, so you know they look after their places. You should have seen how many tip runs I had to do following a series of lazy dirty tenants at my little yard, it took a month to clear the worst of it up, and then there were the repairs that they'd never bothered to do/advise landlord about as well. :(

why did you buy a rare opportunity of house and land and stables then not want to keep it?

or i am i missing something:confused:
 
We do want to keep it. I'm just not in the position of having my own horse at the moment as I am pregnant and have an under two year old. Its sitting there empty and I'd rather it be used.
