For those of you who have been following my yard situation and offered advise a new development.
First a quick update

I have 2 liveries at the yard who have been b!tching about the yard and spreading rumours about it shutting down etc which is not true and they are always complaining. I was about to ask them to leave when I heard that they would be leaving.
The next week they both said they would be leaving but werent sure when as they were waiting for stables and an area to be built.
That was 2 weeks ago and i havnt heard anything from them. I txt them last night and asked when they would be leaving and if they knew a date as i needed to tell new people when the boxes would be available and they have now both said they have decided to stay and that nothing was definate! (so why tell me you're leaving in the first place!!)

So now what do I do?

Give them a months notice - or ignore them and except that that's life......

tell them that you've already promised their stables to other people, as they said they were going to leave, and that they have 2 weeks to go. a month if you're feeling generous.
they'll only be even more of a pain in the **** if you let them stay!

2 options

1. don't do anything, just get on as if nothing has happened. If they want to leave then they have to give you whatever notice period has been agreed on.

2. If you don't want them on the yard then inform them you are giving them their notice and they are to have paid in full and be off the yard by X date.

Give them their notice, they wouldn't like you to mess them around and so they shouldn't mess you around. At least then you can get in new liveries that are not trouble makers. You shouldn't have too much trouble filling their boxes as it's coming into winter and this is usually when the stable shortage hits anyway.

It sounds to me like they are really messung you around. I'd want them off the yard, sep if they are constantly moaning to other clients. Tell them they have 1 month from today to vacate. That is more than fair.

You were going to do it anyway so dont change your plans. By the sounds of it these 2 are taking advantage, do you really want them on your yard? There are some lovely people out there so why get stuck with these two.

Completely agree with this.

Can I also add the one thing that really got to me with my livery - now well gone, thank goodness! - was she only ever did anything by text and it drove me up the wall; very impersonal IMO and I would run a mile from someone that does it when it is a business matter like this, but that is just me, old fashioned as usual! I still say you can't beat face to face for situations like this but it can be hard if people are devious like these seem to be.
I really sympathise with you, liveries can be a nightmare - on the other hand, they can be great!

don't want to appear blunt- i cant understand why you need to ask anyone in the 1st place? Surely, there is no dilemma?

i have my own yard with some liveries and that involves making clear decisions. i am fair and respect everyone and their horses but i expect it back.

i need to enjoy my horses and i understand that everybody else does too so i onlywant liveries with us who are happy with the yard and the service. if not it breeds discontent and and that lead to unpleasantness so without a doubt i would have given them notice-after speaking with them 1st.

They are slaging the yard off & saying they were leaving, Now they change their mind.....just tell them that you understood they were leaving, they have used up 2 of the 4 weeks notice to quit so they had better find another yard in the next fortnight as their places are now promised to new clients.

It's your livery yard, you decide who comes, goes & stays...simple as that. You cannot let those liveries decide what will happen on your yard.

You have been mucked around more than enough, give them their notice to leave. No 'ifs' no 'buts' just 'out'

Please do not take this the wrong way but I really think you need to "Get the bull by the horns" and cement your place, as the owner of the yard.

If you let BAD liveries get away with things like messing you about, it can be very easy for others to catch on and soon enough, you'll have a few more taking the mickey.

You wanted them out, so get rid of them.

i had a nuisance livery turn up last monday and i asked her to leave by thursday. she left her pony for over 24 hours in a stable. she had no food for it i was feeding it. she did not have any grooming kit not even a hoof pick. you have to think of the other liveries this is there time to enjoy there horse(S). I then advertised and got two lovely liveries move in within 24 hours of viewing. GET RID
