Am I being fiddled? How do you pay your y/o?

Hi,

I don't know if fiddled is the right word, it may even be that I am not understanding the method in which she chooses to charge me - although she has in the past proved herself a dishonest type of person (even small amount of theiving inc) ,so I doubt this.

My ponies live on a small stable yard in a rural area. I am mostly the only tenant although we get drifters :).

My rent is paid in advance of one month, so at the beginning of each month.

My bills are usually set out like this:

*3/10 £10
*10/10 £10
*17/10 £10
*24/10 £10
*31/10 £10

Now. That should be four weeks rent shouldn't it?
But it is craftily set out as 'fives' and then underlined text beneath it saying that five weeks are due and thats that!

Looking at my invoices, this seems to be a recent-ish thing. Its been happening for the past two years. Before that, this didn't seem to happen atall.

I have discussed this with her at her house, she said its just 'per calendar month' and sent me running for my life!

I just don't get why I have to pay for a 'phantom' week.

Does anyone else have to pay their rent in strange methods/has anyone been 'fiddled'?

No that makes total sense - she probably does it one set day a week looks like a Sunday. Mine used to go from sat to Fri, then I would charge whole weeks. So then the next month should read 7/11. 14/11, 21/11, 28/11 so four weeks. Then december would be 5/12, 12/12. 19/12, 26/12. Months are not 4 weeks long - they vary from 28 - 31. So you will every now and then get a 5 week month for your bills.

I would go to your yard owner and apologise, you are not being fiddled - just check your calendar, how on earth else could she do it. I now charge per day. So it is £30 a week divided by 7 days, multiplied by the number of days in the month.
 
I pay mine weekly :) When I did pay monthly there was 4 week months and 5 weeks months though so this may be what she is doing? As long as you have only paid for 52 weeks over the full year then that will be right.
 
Thanks ! Yeah, I had an idea I was mistaken, just wanted to make sure , seeing as theres no one else on my yard to compare with and I don't remember doing the same thing on my old. Anyway, problem solved thanks xxxxxx
 
hi, the yard i was at, charged at a weekly rate,but we paid monthly on the1st. eg 22.50 per week x by 52 =1170 divide by 12 =97:50 per calender month.:)
 
our yard charges £150 per callender month so if its a five week month you get a week free and we pay it a month in advance on the 25th it seems to work
 
I drop him text and ask for the grand total, sit down with a glass of wine and wait for the reply :D

I pay at the end of every month, no idea how he works it out, I don't even know how much monthly DIY is :o he also adds my hay on top, again I don't coun it he just keeps replacing it with his tractor when I'm nearly finished with a bale and bobs a few more in where my hay is stored.

I wouldn't have a clue if I was being fiddled to be honest, not that I think he would do that anyway but I should really work things out myself so I know exactly what and how much I'm paying for things.

In fact it's NOT 'pcm' 'pcm' is your weekly rate x 52 /12 which takes away your phantom week.

be all of it is you aren't been fiddled, you will have 5x5weeks month in a year if I remember correctly, 'PCM' is better as it's set the same every month.
 
As long as your next bill does not start with 1/11 but 7/11 then no, you are not being fiddled. Given that the bill in your example started with 3/10 then I think it is unlikely that you are being fiddled.

People seem to get hung up on there being 4 weeks in a month (speaking as a livery yard owner) but that is only 28 days. As others have said I now find it easier to multiply the weekly livery x 52 and then divide that by 12 to get an averaged monthly rent.
 
if you are unhappy about paying 5 weeks one month 4 the next why not ask her to do you a PCM payment whereas you pay on the first of the month. so the going on you pay £10 a week that £10 X 52 = £520 / 12 = £43.33 though for agreements sake you could pay her £44 per PCM on the first of the month
 
If you paid her the 5 weeks, you have now paid for week beginning 31/10. when you pay next your bill should start at 7/11. Why dont you got yourself a little book put dates in it and paid beside when you have paid your rent. Remeber if when you leave you have paid for the week beginning in your book.
 
My Boarders pay by the calender month, in advance. If a horse arrives on, for example, the 15th of June, then Board is due on the 15th of each month

I like it that way, everyone knows where they stand. I only actually invoice Owners if there are extras such as grain, de-wormer, Vet or Farrier.

If a horse leaves part way through a month, or the Owner wants to start on a particular date (most people here are paid bi-monthly) then I charge per day for whatever type of Board they have.
