Am I overreacting? Worry about yard being sold.

Hi all,

I hope you could all let me know if you think I'm overreacting. I was looking at houses on the internet the other day and saw the house which is attached to the private yard I keep my horse at up for sale. The house is being sold without the land but with an 'option' to purchase the land if required. I was a bit shocked. I live some distance from the yard, so I am on assisted livery- ie. the current owners look after him for me & they do a great job.

I know I need to talk to them to see what their plans are, but I've got in a bit of a state about it (mostly because my father has been taken ill recently & knowing the horse was happy was one less thing to worry about) & I'm a bit miffed that I found out in the way I did (although part of me thinks it's none of my business).

What do you think? I've been panicking about having to try and find a new yard, but then nothing might happen for ages either.
 
Lol... I had thought about phoning the agents to find out more. Although I know it is the yard that is the 'optional land' as there are pictures of it in the 'particulars'.
 
I can understand why the owners want to keep it secret as it may take years to sell in this climate. Even if they do sell the land may not be sold with it and so they risk losing income for something that may never happen. Even if it is sold then you would have around 3 months to vacate the yard because even the fastest property exchanges take around 6 weeks (most take longer) and then you have a month's notice. So I wouldn't panic just yet.
 
You are right - it isn't any of your business.

From the owners point of view it may take months to sell the house, the land and yard may stay in their possession and what would be the point of telling the liveries it is going to be sold when even they don't know if it is. They would risk potentially losing their liveries over something that may never happen.

I'd say, stop stressing yourself unneccessarily and take things as they come. Even if the land / yard is sold you don't know that the new owners won't want to continue the livery.

I wouldnt worry about it just yet, I was on a place that was put up for sale and we all had a little panic, a few years later it hadnt sold so the owner developed it himself (converted some byres/barns etc into housing) and the livery bit carried on as normal.

You could always mention casually to them that youve seen the ad, its all going to come out sooner or later :)

If I was buying, Id want the liveries gone before I took possesion so I could move my own horses in, wouldnt want them hanging around for a month having a notice period, as the contract was with the previous owner not me, so I dont know how that would work.
 
Why not casually mention that you've seen the ad, and ask if they'd mind letting you know if they get any interest in the land so you can start scouting about for alternative accomodation if needs be. If they're decent people and it's approached in the right way I don't see why this would be a huge issue.
 
Thanks for being honest. It's been a bit of a shock, amongst a host of other bad news I've had recently, so I really wish I hadn't found out (ignorance is indeed bliss). I really like where I am, so I wouldn't be rushing elsewhere anyway. Sometimes it's good to hear from rational people!
