Another where to move with horses thread

I’m hoping to tap into the HHO hive mind ..
We’re looking to move somewhere where we can keep horses at home and where our daughter can run a pro yard in a few years’ time.

We’re not tied to a particular location other than by budget so would be grateful for suggestions of places to look.

We need a (max) 4 bed house, stables, tack room, manège, enough land for up to ten horses. Ideally there also be a self-contained annexe or similar accommodation. Initially the plan would be to rent out the yard bit to a pro until our daughter’s ready to take over.

We both work from home the majority of the time but will need to get to London a couple of times a month relatively easily so far north of Scotland/west Wales wouldn’t work. Our daughter events so somewhere where there are plenty of events within easy access is important. My husband’s a keen cyclist and ideally he’d also like to be within 30 minutes or so of the coast.

We’re currently in the south London/Surrey borders and what we’re after locally would cost anything from 1.5-2 million and our max budget is £850/900K. Any ideas of places to look at would be great - or a reality check if what we’re after is an impossibility

You could definitely find what you’re looking for in Norfolk. We made a similar move last year and our house was well within your budget for 9 acres with decent stabling and an arena.

Realistically you'd have to stay in England - to get a market for livery.
Scotland and Wales are cheaper to buy property/land in - but for this very reason (plus the sparser population) there is less demand.

Although it depends where in Wales. Cardiff, the Vale, Swansea, Bridgend- huge demand.

Just to give you another option and consideration - For your budget you could buy a lovely large acreage place (15+acres) in the south eastern side of Ireland. Ireland is 1 hr plane ride to london costing same as train in the uk. The south east is very favourable for serious equestrian folk into competing etc and there would be high livery demand compared to other areas.

Norfolk/Shropshire/Lincolnshire, none of which have particularly good transport links to London, which is one reason why property is cheaper.

There's a direct train from Shrewsbury to London.
My ex landlords used to commute weekly to their London office - leaving Monday am, coming back Fri pm.

Because of that, Shropshire isn't that cheap anymore - the OP would struggle to find that wish list within budget.

Also, Shropshire is the largest landlocked county - bit of a trek to the sea from here!

Glos and Worcs would fit the bill if you count the Severn estuary as coastal but I doubt your budget would be big enough. Having said that there's a balance between cost of yards and what you can charge for livery + the cost of travelling for events and training etc.
