Hi all. Just a question on the rental charge of a farm:
A relative of mine usually rents out an old farm of his each year to horse breeders, off the books, and just for grazing (i.e. no training/show jumping etc)
The farm consists of 4 fields (5 acres / 2 hectares), a large barn and yard, and a building for storage (as well as running water for the horses and electricity for fences). Usually there are 2 or 3 horses on the land grazing at any 1 time.

What do you think is reasonable to ask for when charging for yearly rent?

I just want to be sure that he's not being taken advantage of.
Thanks all for your help.
Jill

What @charterline said. It will also depend massively on where you are in the country and demand. There's also something to be said for good tenants who maintain the place, don't over graze it and pay on time (not sure if current tenants are like this or not but I'm guessing they can't be too bad if they've been there a while)

Totally depends on area of the country but in the southern part of the midlands what you describe could be £4-600 a month depending on the size and quality of the stables and yard buildings.

Loud alarm bells ringing here. You can loose your agricultural exemptions if you let farm land to horses, no need to panic but needs looking into, and needs some sort of contract, grazing licence.

As for rent - it depends so much on what part of the country it is,, what the land is like, local demand. Only way to know is to ask a land agent, even if they over-price it, it will give you a starting point.

Totally dependent on area, I’m paying £100 a month for similar. Excludes water and electric and it’s a little rundown but I have free rein to do as I please
