What would be a fair price for 10 acres of land (all over grown and fencing in need of repair) 11 stables (need some TLC including lick of paint) outdoor school (needs re-surfacing) and in an area with decent hacking. Yard not being used, owner not keen on selling but would consider it so thinking of leither suggesting leasing for a minimum of 3 years. We'd be happy to maintain fields, tidy stables up and re-surface school so we should be adding value to it. Big question what do you think would be reasonable rent or even bigger question what would be a fair price if he would sell??

seems to vary a lot round Derbyshire depending on the area you're in it seems from what we've seen, generally the more horse owner sized the plot is (between 5-10 acres) then the more it goes for, we've seen 40 acres go for less than a 10 acre plot with ramshackle stables go for - it's mad! LOL but the menage already being there should affect it quite a bit I'd imagine as they cost a min of £10k to put in properly (I'd determine if it's had PP before going further too lol)

if you rent he pays for sorting things out, last thing you want is to take something on rented, pay a fortune sorting it, then he decides he suddenly wants his land back OR to sell it at a highly inflated price because YOU tidied it up for him, be careful, trust nobody when it comes to land, make sure your own back is covered

Been back to see him today and he doesn't want to rent but might sell for £170k! Walked round fields today and there's quite a bit of work to do on fencing, menage membrane is coming up and everywhere is full of junk and quite untidy.
Might get independent valualtion done and take it from there.
