Land with planning permission for horses is worth slightly more.
Land with planning permission for housing is worth at least £1,000,000 per acre. (Very much more in or near Cities such as London, Manchester etc.

Asides from the incredibly random figures (interested to know where you pulled £1mil/acre development from?) you're not necessarily going to get the opportunity to roll a CGT bill over if it is sold for planning rather than agricultural, and it isn't necessarily going to allow you reliefs on IHT.

If we are soooooo short of housing, and land is worth stupid money, and all this building of rabbit hutches crammed into tiny close's called things like "Harvest Way" "Buttercup View" "Grassy Knell Mews" all with nothing but a view bricks concrete and Social Housing with all it's glory of litter fag ends and lager cans, why are we letting one single migrant step foot in this country "to add" to the problem ? why aren't we extraditing illegal migrants who hate our guts and free up housing ? why are we compounding the problem by shipping more people in ?

Nope, when someone objected for our stables (they are no where near our property - on the other side of the village and were affected in no way - just grumpy hags) we were told who it was.
