ANYONE GOT PLANNING PERMSIION FOR HOUSE ON STABLE YARD/MANEGE?

question in the title really , has anyone applied to build a house(s) on what is/was a stable yard with wooden stables or a manege?

i would be very interested to hear of the outcomes please

You will be flippin lucky!!! Depends where you are and the council but most are dead against it...this is why they are not keen on people errecting stables and barns...in case they try to get planning at a later stage for a house.
If you are looking into it you will need to get someone that is specialised in this field to help you get it passed.

Our yard got planning permission for a new indoor school and permission to build a house on the old outdoor school. SO it is possible!

It is not easy and the best route to take is to instruct a local planning consultant that has a good relationship with the planning department of your local district council to apply for planning permission on your behalf.

oh i know it is possible , & the land is in the UDP designated as primary housing

what i really need is someone who has done this & ideally a case number so that i can clarify some details , ie effectively use relevant case history

Apparently, if you say you are keeping some livestock there, ie cows/calves etc, that need 24/7 attention then they look more favourably on residential building. Just a thought, in case you're wondering what to put in that empty stable for the time being....

Nope. I tried and failed this year to get a log homebuilt where we have stables on our land but sadly it is greenbelt wit special (something) on so they flatly refused. I thought beinga small, one storey log cabin would be preferable but it was not. Am sick of being broken into and the neighbouring farmers/landowners are all for me putting living accom there. There is noone overlooking so it would not affect anyone at all.

I am considering just building anyway - or putting a smaller, moveable log building/chalet there without planning - don't think it'd be spotted cos of the hedge and I doubt anyone will complain. I think i may try with a caravan first though, see how long i get away with taht for!

Funny though how the lady from the planning/council is able to do what the f*ck she likes with her buildings though oh and how a local property guy seems to be able to buy up nice old house and knock them down and then build 3 or 4 god awful cheaply made housing (on the plot) wherever he likes in the village too!!! Grr, can you tell I'm mad. Oh and he's not building affordable housing before you ask. No, price tags of £400K plus but god awful things!

Am looking for to buy a cheap static caravan on ebay at the mo!

luckily i don't have the greenbelt issue & the scheme basically has the backing of the planners , there are just a few niggly issues i could do with some relevant case history on in support of the application

A field was divided up recently around here into paddocks and very soon there was a mobile home on one plot, a tarmac drive and a stable. I see the weekly planning applications and I certainly didn't see this on the list. About 5 years on they are still there.

You might get temporary permission, say for a mobile home(cabin) for 3 three years or so, to be renewed. We have quite a few of these in my parish, and I haven't heard of one being refused yet. The permission only applies to the original person, so if they wanted to sell up they wouldn't be able to pass that permission onto the next person, or build a permanent house.

it will depend upon the area you are in to some degree as each council has strict guidlines which must be followed there for every council is different if you are in an AONB then yes planning permission would be difficult. A council can only refuse/aprove an applictaion on planing grounds therefore they cant just say i dont like it so it refused as it is breach of the planing law and can go to appeal and the council will haveto pay the cost of this. the best way forwards is to contact ur loacl planing authoraty (normally the district council) and talk to the planing department.
it is not normally a gd idea todo anything without pp as they can make u take down what ever you have put up u may also be fined and if you have had prvious applications refused they may well keep a closer eye on u.
