As competition riders what do you look for in a livery yard?

Hi, i am currently doing some market research with the hope of opening up my own competition and livery yard. If you would be so kind i have a very short questionnaire requiring brief answers as to what you would look for in a livery yard. It would be very much apprecaited if you could take 5mins of your time to fill it in and help me assess my market.

XC course. All weather school with floodlights that is large enough for several people to work in together. Lorry parking. Quiet hacking for days off... Tack shop and coffee shop are a bonus.

I am spoilt because I have all the above...
 
Large (20x60) floodlit school that is not busy all the time, access to good hacking, lorry parking, security, access to yard early mornings/late nights.
 
at my yard i currently have
30x60 outdoor arena (big enough for dressage and showjumpers) with floodlights
good secure fencing and grazing
hacking around my own fields for those quiet days off and no road work
big stables about 14x12 ive found most people have larger horses these days
Good security - electric gates, cameras etc
you can come onto the yard whatever time of day
horse wash down areas
solariums
grooms to plait up and do your horse if you cant get there
all trainers welcome

and im hoping to get an indoor school in a few years - also a coffee place and a lunge arena !!

I think that is it !!

a floodlite large arena with good surface. happy with outdoor only. good access to main roads for getting to comps and good off road hacking. safe turnout with the option of individual if required. good lighting around yard for those dark winter evenings.

Also must be able to bring own instructor, so many places only allow you to use their resident one and that is very short sighted IMO!
 
None of the above - I look for a livery yard manager I can trust completely and the same (knowledgeable) staff dealing with my horses day after day.

Worst nightmare would be different staff dealing with my horses that were not experienced enough to spot immediately if something was wrong. I go away with work a lot - need to be 100% confident to drop my horses off after a hard day eventing and know that if any injury emerges it will be spotted and treated.

Also good, safe hacking. My competition horses are not all sedate plods, I need to be able to avoid roads on occasion.

Everything else I can live without - I have a good flat field to school in and I box to use an arena and have lessons.
 
What facilities are most important when you look for a livery yard?

Large stables with good ventilation
Indoor school at least 20 x 40 with nice surface and lights
Large outdoor school enough for a full course of showjumps
Lorry parking
Wash down areas
Solariums
Grooming bays
Horse walker
Grooms available for hire for competitions or grooming etc.
Turnout paddocks with post and rail fencing for each horse
All trainers welcome
Flat field for riding in to practice on grass

What services would you expect to be included in a Part livery and how much would you expect to pay fior this on a weekly basis

bring in/turn out
use of all facilities
maybe hay/ haylage
not sure how much i would pay
