Asking for a rent increase.

Do you have a contract? I wonder if her worry is the less people she has the less contingency she has. E.g, 3 people paying £40, 2 decide to leave her shortfall in rent is greater than if someone paying £25 leaves until she replaces them. I’d maybe suggest (if the other liveries agree) that you draw up a contract for each person that you are essentially locked into the field rent for 6 or 12 months at the agreed higher rate. I think what she might be looking for is security in income and spreading her risk with an extra person, so not wanting an ‘all her eggs in one basket’ situation. I rent a small yard for my retired horse + companion and my contract ties me into rent for 12 months.

I wondered if that was the reason too 👍

No contract no poo picking no worming protocol it’s as rough as it can be! My boy has just been kicked and right now I wish I was anywhere but there! Mostly it suits as he’s retired and hardy.

UPDATE! She’s found another flipping livery. 15.1 mare. Wasn’t even aware she’d advertised. I’m so annoyed. I work quite hard replacing tarps and pallets. No one else bothers. I weed I clean the trough. I just hate sharing!! That’s the truth!
I completely understand. I hope the new person and horse turns out to be a good fit.

She let us split the field in half a couple of years ago and it was just great. I was so happy. My boy and his girlfriend together. It was ideal. Then inexplicably that fence had to come down. Since then it’s been ok cos there was no spring flush and amazingly she let me build a small half acre paddock for him. Which he isn’t in at the moment as it’s bare. Just want the half field situation again as it worked so well before.

How the dickens did she find another person? Have you met, yet? You never know, you might get on really well🤞

Meanwhile, maybe buy one lottery ticket just in case.

At one time I rented a sole use field off the electricity board, another off the local council ( this was waiting to be built on but had it for a few years) and a local farmer. Another horse owner rented a paddock from the water company. All was at agricultural rent with a proper contract drawn up by a solicitor, Except the farm land, but we knew the farmer and got it informally.. So cheap too.widen your search, the land registry knows who owns what as well as just asking around. Hope you find something soon that suits.

This is what I suspected, she said no because she already had someone lined up. She may not have advertised, someone may have approached her.

I’ve enquired today about grass livery elsewhere but only stables diy available at the moment which is a shame. So over this place but my pony does like it!

Just move OP. You've not been happy on your current yard for a long time, pony will settle elsewhere I'm sure and you'll be happier for it. Even if nowhere suitable has space currently, get your name on a waiting list and periodically check in with the yard (politely) to see if they have space. In the meantime, hopefully the new horse arrives and they all settle ok 🙂

I’ve never been happy anywhere unless it was sole use which are hens teeth around here. No longer have two to do that anyway. And hate sharing 🤣. I’m just a misery I think. I’m just dreading it when it arrives. Actually really hope the woman changes her mind and doesn’t come! Still can’t believe anyone is interested in coming to our shabby field!
