I am bemused by the aray / level of insurance available for yards and want to select whats appropriate as opposed to every single thing that is on offer, thus bumping the premiums up.

I have a small 8 box yard and two private liveries and deffo
want buildings and liability insurance but my agent is confusing me as to the level of cover.

The things I want are .

I have a right of way running through some of the land and occasionally have walkers so want to make sure I'm covered if anything happens with the horses.

I want the buildings covered in the event of blown down trees, fire, flood etc.

I'm not bothered about fences blowing down cos we'll just repair them and unlike the insurance agent I'm not sure seven acres of post n rail will blow down all at once


Ahh help. any other considerations.

well.........the cover you need with the walkers is public liability insurance....

as for the your buildings..I would have thought that was plain old buildings insurance,

I imagine you would need some kind of business insurance for the liveries - I believe you are responsible if for example their horses escaped & caused a road accident. I don't think the standard public liability (eg from being a member of the BHS) covers you if you have liveries.
 
Try SEIB, that is who we used to use. Then it will give you an idea of what is normally covered.

ETS watch the excess levels - by the time we closed the yard it was £1k. They just kept putting it up year after year for no reason.
 
NFU are very helpful, you can add all sorts to the insurance, such as x number of hay bales if there was a fire, machinary etc.
I would say the best thing is to call around a few companies and compare what you get re excess etc when you tell them your requirements.
 
I am with SEIB - have cover for buildings/machinery - I decide what's covered not the Insurer!

I have Public Liability to cover my horses, myself, my staff.

And I have Employer's Liability - absolutely essential if you employ anyone, even part-time or casual.

I also have 'product' liability - that covers claims against me with regard to horses here for stud - or for schooling. I am with SEIB and have found them very helpful - NFU didn't want to know unless I put my house,cars, lorry with them too!
 
You must ensure that you have third party public liabiilty cover for no less than £10,000,000 due to a recent court ruling which makes you responsible for the financial consequences of any horses escaping and causing an accident. You will also need the same level of cover for anyone using a public right of way accross your land.
