Best horsey areas around j17-j20 m25?

I currently live near j11 of the m25 and horse and work are just off the a3/j10 of m25. OH lives in Barnet, just off j23 m25 and his work is all over north London and Herts. I'm hoping we'll be moving in together this year but it looks like we will move to somewhere between us rather than one of us move to the other.
So we can be relatively flexible on where, so can anyone advise good areas for horses to start the search around please? Priorities for horse are good hacking (on or off road) and well maintained but not necessarily lush grazing (preferably grass livery) and in an area with a reputable farrier. Currently very spoilt where I am so not sure what to expect elsewhere.

You might be better asking in Tack Room, as very few people venture in here - a great shame!

But there are loads of yards around Cuffley and that sort of area if it helps? Have a search on here and there are a number of threads Are you looking for something inside or outside of the M25?
