Im still in the planing stages of my big move and havnt quite ruled out a transfer to Bristol airport as of yet.

However i dont really know the area that well so wondered if you could help?

Im looking for a house with min 5 stables, land, ideally a school already on site (or at least room to put one in) and i need to be within 1 - 1.5 hours away from Bristol Airport.

Ive been told i can get quite a long way from Bristol in an hour as the road links are so good but if you guys can maybe suggest some horsey places that may suit?
 
What's your budget?

There's one fairly near me with 12 stables, horse walker, good school, nice house and about 10 acres or so for around £800,000 I believe... I really want it but have no money!
 
Yes you can get a very long way from bristol in an hour and can be in a more urban area, a village or a very very rural location depending on what your preference was! I'm not sure I know of anything at the moment but will let you know if anything springs to mind.
 
you know bristol airport isn't actually anywhere near bristol!!? so do you need to be within 1hr of Bristol or the airport? might make a difference to what I suggest and will keep an eye out for you then.

well i would suggest that you look at either the Mendip Hills or Cotwolds but look for gd access along M5. I'm not far from Jcn 14 and i can get to Bristol Airport in 40 mins...........

But be aware that in summer M5 in a nightmare at peak times and rush hours

But you can look from Gloucester down to Bridgewater
 
There are lots of v horsey areas round there. If I had the money I would be looking to buy in Failand, which is close to Bristol Ariport. The airport is south of Bristol and I would avoid like the plague anywhere which means you need to travel south on the M5 to get to it as in the summer, esp on bank holiday weekends, it is basically a carpark and you will lose the will to live!

North of Bristol has lots of nice areas but the commute to the airport will be horrible, so I would stick to south of the city.

Failand, Clevedon, Portbury are all places worth looking in and around, plus you could go further south and travel north to work (if that makes sense?!). The further into somerset you go the cheaper equestrian property is (although it is all relative) - Failand is megabucks because it is v close to Bristol. Long Ashton is also nice, and then you could look at the Wells sort of area too. Although the road links are 'good' to the airport they are not 'brilliant' - the A38 has a lot of 50 and 40 sections on it.

Wrington is lovely and all the places round Chew are fine too. Langford, Shipham, Cheddar and Wookey are all nice. There is/was a farm for sale in Shipham which I wanted - no horse stuff but plenty of scope to put it in! Sadly I do not earn nearly enough

I think you'll just need to do a drive about in the area and see what you think! I have my heart set on a move to Failand, but whether we'll find a property we can afford is another matter...
 
Thanks guys that really helps.

I would tend to be on the roads between 4am and 6am on my early shifts and travelling to work between 12 -3 pm on my lates.

Not really rush hour time but not knowing the road would it be busy then?

i'm also sure your aware Bristol Airport had just submiited a HUGE planning application to expand so i personnel would want to avoid flight paths............. which tend to be south of bristol
Also be aware that they are trying to change green belt boundary around Bristol (eps south) cos the G'ovt are saying bristol needs more housing (something like 40,000 new homes!!!). IMO stick to the hills either side as there protected with AONB


But with such a large time frame, you really are going to be spoilt for choice..........

On bank holiday Fridays and Mondays, and basically any sunny Friday/Sunday from about May onwards, the M5 around Bristol is a complete and utter nightmare with people going to/from Devon and Cornwall. The middle of the night will be ok (4am-6am) but from about 7am to about 10pm it will be dreadful. This is why I would not buy/live north of the city if I had to work south of the city or vice versa. It honestly has to be experienced to be believed, and driving through the city will be a nightmare at all times, it has some of the worst congestion outside of London. I certainly would not recommend it as an alternative!

The M4/M5 interchange is also a hideous mess at rush hour and regularly comes to a complete halt, and the M32 into Bristol is also often a car park.

I live in the city centre and keep my horse just off J14 of the M5 (so north of the city). I have been known to give up trying to see him entirely as the M32/M4 onto the M5 are all grid lock and doing one junction on the M32 has taken me an hour.

If it is any help, I have just been offered a job in Cheltenham - if I take it then there is no way I will be driving there, I intend to use the train and cycle to and from the station!! I cannot face the thought of the M32/M4/M5 every day, and in the summer on a Friday I would be lucky to get home from work! I have seen the M5 backed up from J14 where I keep the horse right down to J19/20 (the Hand basically!) which is well past Bristol (on a summer bank holiday Friday).

I work at Langford (practically next door to airport) and it takes me 40 mins down the A38 to nearly bridgwater.

I do dislike living so close to the M5 though as during summer holidays going anywhere/competing on a saturday any distance is a complete no no. and then it starts to snarl up our roads to the point where we do sometimes have to avoid hacking out.

I second most of what SC says, I would stay south of bristol as commuting would then be much easier and then you either have north of airport (nice hacking near failand, close to ashton court and alike) or come further south near the mendips of levels (depends if you need hill work, I would love to see a hill sometimes).

What size of house/budget, pm if prefer then we can maybe keep eyes out more specifically

As equestrian properties are reasonably common round here you are prob best looking at normal agents not just equestrian specialists. Primelocation and rightmove have most of them on.
 
To add to what everyone else has said, if you come lots south of Bristol, avoid buying property on the Somerset Levels, its really cheap, but it floods.

We are near Yeovil, and its about an hour to the airport up the back roads, never any traffic till you get close.

However if you compete you ideally want to be nearer Taunton or Bridgewater, we seam to be an hour from all the competition venues by lorry.
 
yes that is a definite consideration if you don't know the area depends on what bit of the levels though really, we are technically but our field doesn't flood (it is a little higher than its surroudings), horses are out all year on it and it never gets very poachy and it is nice to have a flat dressage/jumping arena! We are very near a main drain to the river parrett though.

Some fields are worse than others, best to grab a local who would have seen the field in question in the winter. I was amazed when taking a road trip out to langport last winter how much worse the fields were that way in comparison to between bridgwater and the mendips.
 
primelocation and david james will be the best place to look. i live in weston-super-mare and it takes me about 30-40 minutes to get to bristol airport and thats on back roads not the motorway.
 
I'm 4 miles from Bristol Airport, right at the bottom of the Mendips which is 2,500 acres of off road riding. (We also have land, stables and a StarTrack surface - however our house isn't for sale! Unless you have deep pockets!).

It is a beautiful area (no where near the flight path) and is all AONB. There are a few houses available with land at the moment including a nice one in Winscombe with 9 acres and an arena.

If you PM me your address, I'll buy the Western Daily Press on saturdays as they have a huge horsey/property section for this area which I can post to you each week if you like.
