Buying a house with land but limited storage

How do people make it work?

We have seen a gorgeous barn conversation with a couple of acres of land and four stables. The field is a 5 minute walk down a track behind the back of a house so wouldn’t be secure enough to leave tack etc.

The house doesn’t have a garage and is part of a farm conversion so I don’t think you could build one as not enough space and I don’t think you would get permission anyway. It is open plan downstairs so the only way I could think to do it would be to change the downstairs bathroom (not sure the husband would be on board!) into an area for tack.

Any ideas or anyone that is in a similar position - what do you do?
 
I am a great lover of the shed, some call them summer houses, posh shed. I buy them from ebay, compare wood specs, and there are companies who will deliver and erect, and because they are in the curtilage of you house they comply with local planning regs, and they are relatively cheap.
We had a stop gap house with no storage, so in the small garden I had a smart shed with electric for the tumble dryer and other often used but no where to put stuff. I made it a feature in the garden and I actually think it helped me sell the house for a profit in twelve months.
 
I'd get a roof put in a spare stable, line it properly with insulation and get a metal door frame and around the door with a proper 5 lever deadlock and keep tack/rugs etc in there. Is also invest in many cameras and alarms. Then I'd use another spare stable for hay/bedding if needed.

I've lived in some places with minimal storage and learned to make it work with good racking and being very small helps too 🤣
 
We have a shipping container as our feed and odds and sods store, works really well! YO also has rugs in there and bits of tack that are not valuable, boots etc.
 
I’m in similar situation- a big lack of storage. I use wrapped haylage/ hay and store it outside alongside bedding. Some brands wrapping is better than others, thankfully the stuff I now use keeps well outside but you can always put tarp over it. For feed, we have a big metal feed bin that also lives outside. Tack is in the house and horses live in their rugs with spare liners in the house.
 
I would keep saddle in the house (and bridle if it was a posh one) - maybe one of those wheeled trollies to take it up and down.

I would then convert a stable into a tack room for all other kit - 1 million items that I seem to accumulate.
I would metal sheet reinforce the roof and insulate - and one of those battery operated motion sensor alarms - they are pretty loud.

It won't keep out the determined thief - but if all that is in there is my smelly hat, worn boots, muddy rugs, used grooming kit, poo stained wheelbarrow - hopefully they don't think the effort is worth the reward.
 
I’d worry that on a smart, new development like that the neighbours would be the sort of people who would complain about horse poo on the road and muck heap smells. How close is the field to other homes?
The garden looks big enough for a useful shed.

Buy a secure tack locker and keep in garden / drive

I converted my tack room into a stable and then our old gun safe into a tack box and put in barn
 
There does appear to be two storage cupboards, one under the stairs and another in the hall, you could put your tack in there, but that house has minimal storage for other things, think hoover, mop, suitcases, Christmas 🎄 and decorations and other bits and bobs so not sure there would be room.

Also the whole of the downstairs is open plan pretty much, would this suit your way of living? I'm guilty of in the past overlooking glaring things like that in the haste to have horses at home, both rented and owned, and I have to say one of the worst things to live with is lack of storage both domestically and for horse things.

Then again if you are neat and tidy and don't hoard things you'd probably be fine 😀
 
We have our saddles and bridles on open display in our kitchen, as we didn't want to have tack on the yard for security reasons and we have a very small cottage! We managed to source some vintage bridle hooks to make it look more attractive!
 
Is there an indoor boot room for the storage of all the human outdoor horsey/country wear, jackets, boots, dog leads etc?

Is it a shared access track to the field? Might there be problems with blocked access due to anti social parking by some of the other residents? That is sadly a very common scenario with barn conversions.
 
Wow everyone! Thank you so much for all of the replies and ideas. Lots to think about. Our current house is a bit of a nightmare storage wise so was hoping the next one would make life easier!

Stabling wise - I have 2 horses and would have another tiny one which belongs to a friend as a companion for the old thoroughbred so could definitely use a stable for storage but would worry about the security regarding tack. I think it would have to be kept in the house somehow! Then it seems there is access off the other lane so I could drive down when I want to ride rather than carrying everything.

Open plan doesn’t worry us too much as our current house is like that too. I don’t think there will be an obvious problem with the horses as the field with the house is a distance from the houses. The access situation is a big worry though and the main one along with the storage situation.

For those who want a nosey this is the house. 😁

 
Are you sure there isn’t a tack room? (Obviously if you’ve viewed it you know whether there is or not!) I was just having a nosey and read the description:

“Furthermore, the property includes a 1.4 acre paddock with four stables inc tac(k) room, providing ample opportunities for equestrian pursuits. There is potential for extra grazing and a menage to hire, whilst there are numerous hacking opportunities are on the doorstep.”
