We are in the process of buying a house with land and stables at the moment

We have 2 favourites, one with a school and one without

one without has planning permission

so, how much on average should we expect to pay for a basic school?

umm, that's like asking 'how much does a car cost?'
what size do you want, what soil type will it be on (has a bearing on cost usually), what surface do you want (is it for flatwork, jumping, big jumps - you need to be fussier about the surface if so - lungeing, etc).
the one with the school - what surface is it, does it have proper drainage, was it installed by someone experienced, is it well maintained? if it's crap, it's almost worse than starting with a bare field...
