don't have a clue about this and wondered if anyone could point me in the right direction as a start. Is it a good investment at the moment? ie is it cheap, like houses are? How do I work out value per acre?
 
what sort of land are we talking?
In general, land is always a good investment long term, as they don't make any more ;) Small parcels are more expensive per acre than large. If it's pasture you are looking for land/agri estate agents are a good place to start. Which part of the country are you in?
 
Well they don't make it anymore is what I was told!

Land prices - vary so so so much..2 acres near me went for nearly 90k recently...thats silly money. I paid much much less than that for 3 acres, 10k an acre seems to be the price mentioned by most people but of course you need to look at what extras you are getting eg: fencing, stables, water, electricity....

You or the seller of the land need to have the land valued and that does depend on the size of the plot and where you are in the country. I would say that land is deffinately not cheap, unless you can buy it in bulk...small pockets of between 2 and 7 acres go for huge sums and is basically down to who has the deepest pockets.
We have recently bought 2 acres opposite our house and ended up paying £50k for it...which was driven high because it had perceived added value to our property. But other plots of a similar size, some with stables and some without have all gone for anywhere between £50k and £80k for 2 - 5 acres!!! Mental! We only purchased ours at an inflated price because it adds value to our property but if it was a field somewhere in no relation to our house we would not want to be paying that sort of price for it.
 
A land agent friend of mine has told me that parcels of land are selling really well at the moment.

The value of the land depends on many variables, location, access, chances of development (hope value), if the purchaser is a "special purchaser" ie, buying land next to their house.
 
£10k an acre? Wow, its 1/2 price up here then! I sell property as my job and valueing is a big part of it - I'm saying £5k an acre for nice horsey type grazing. I've been looking to buy a house with land and the last one we saw had a 4 bed house on it (liveable but needed upgrading) with 3 huge outbuildings / steadings and 9 acres of lovely grazing AND it had forestry for hacking right behind - all that for £170k asking price!

(bet I'd need a 4wd all winter tho? - no corner shops for daily paper in (short) walking distance either eh?)
