Can I pick your brains about yards? Kent people - especially Maidstone

A friend of mine is looking for a yard near Maidstone that offers full livery - everything included except exercise.

She's very picky but price is limited and my yard is out of that price range.

- A large floodlit school is a must, with a good surface (not too deep or too hard)
- There must be all year grazing on well drained land
- Ad lib hay (ex race horse that has had ulcers so must have a constant supply of good quality forage, not a yard that says ad lib but only actually gives a limited amount! )
- She's a messy mare so would prefer bedding not to be limited to 2 bales per week for example and wants a nice big bed, not just a sprinkle at the back
- Must be able to feed a specific mix due to the ulcers, it's not very expensive but diet cannot be changed and it must be included (will obviously buy own supplements)
- Really wants an indoor school as horse is very spooky in the wind and rain so outdoor schools can be hit and miss in the weather we're having at the moment! Indoor school is not a necessity though.
- A horse walker and xc course also on her list. Again not a necessity

All this for around £100 per week? £120 is her max but for that she'd want most of her boxes ticked. Her standards are very high and horse must be well groomed and beds spotless.

Anyone know anywhere? Because I've come up with a blank, especially at that price in that area.
 
unfortunately i dont think you are going to get it for that price. i live ten mins from maidstone and you'll probably get part livery with those facilities but i doubt very much you'll get full. sorry!

Do they do full livery at Cobham Manor? Mind you, if her standards are high she needs to re-adjust her budget. Livery isn't cheap around Maidstone.
 
Ok, so where has all that and how much? (Maybe I can prove the yard I'm on is NOT "ridiculously priced"!)

The indoor school, xc course and walker she doesn't really need, although would be nice.
 
She wouldn't keep her horse at cobham, too busy being a competition centre (although they seem to have stopped doing so many now?)
 
Try Kits Coty stables. Julian Mincher is running it at the moment and offers a full livery service for around the sort of price your friend is looking at. They do one bale a week shavings and bog standard feed, but the price of livery would probably be negotiable if she was supplying her own feed.

They don't have an indoor, but the standard of care is pretty good and they have a very good outdoor arena.
 
The limited bedding is one reason why she wouldn't consider the yard I'm at (we get 2 bales per week)

Does anyone know a yard that offers most of that? Forget the price for a moment. If we can find a yard for her and fidn out how much it is maybe she'll realise she needs to compromise or move away to somewhere cheaper!!!
 
Can't she compromise on the feed and bedding issues by buying extra of her own, and then may get the livery she wants at the price she can afford?
