Cannot believe what the Council want me to do!

But just some ideas.........

Best thing would be to convert to a minority religion, and say the "stable" will actually used for your "minority" place of worship, and if they desecrate it then that's discriminatory against you and you'll go to the European Court of Human Rights.

OR you or OH could join the Magic Handshake Club and do it that way; a time-honoured way of getting special privileges with authority of various kinds. Never fails IME.

OR you could do what's done everywhere else and just grease the hands of the local council and then everything will be OK; it goes on everywhere else who wot the hell?

OR (just another idea), shack up with horsey, OH, and whoever you can get to join you, in said stable and claim that you're an ethnic minority of a certain type and that if you have to remove it in 5 years time then again you'll go to the European Court. Better still get yourself with child coz then if you are chucked out and re-housed you'll get straight to the top of the housing list.

Anyway, just some ideas ...........;)
 
So, here's an alternative scenario for you (granted that I know nothing more that that which you have told us) :-

- perhaps there have been a lot of new sheds/stables/shelters gone up in your area in the last 10 years, and a lot of objections from local people.

- perhaps a lot of the sheds and barns have since been extended and converted because it easier to do either of these once the original building is up.

- perhaps now there is a presumption against any new non-agricultural building in your rural (?) area

- perhaps the planning officer - or the planning committee - took the view that your request is indeed reasonable but given the local history of development in your area they took the pragmatic route of giving you a temporary planning permission rather than a permanent one. This means that in five years time you have to apply again. Perhaps the planning officer dreamt that compromise up because he knew that granting full permission would not have been acceptable given all other circumstances.

Did you attend your Parish/Town/County Council meeting that discussed your application?

Did you look at any objections/comments received by the council regarding your application?
 
I would suggest consulting a planning lawyer over this, they are often worth the money in the long run. I know one who is very experienced in horsey/agricultural issues if you want a recommendation. There are lots of loop holes and things that can help you out if you know your way round the system. Thsi guy is currently opposing an application for a mosque so he's not afraid of a fight!
 
Magicmillbrook - I think you're right BUT I am reluctant to fork out to get the stables how I've always dreamed of just to pull them down in 5 years if they say no... I have files and files of correspondence with the council on planning issues we had at our old house and I just don't trust a word they say.

And would you believe the County Councillor for our area has managed to build a 4 bedroom house in place of his garage just round the corner from us... Funny that...

Amazing isn't it? My parents once had a dispute with some councillor neighbours who built a brand new brick built bungalow at the end of their garden in the middle of the countryside greenbelt.

Well in that case he would have been helpful down here as a socking great Mosque was approved despite huge objections. Its not even for local people to use. Yet country people can't get small houses approved and have to live in substandard dwellings under the radar.

Thats why people get so fed up of councils and their inconsistent decisions. How can industrial warehouses and mosque be less of a blot on the landscape than small dwellings.
 
Think, alot of the time (certainly my area) pp gets refused for ridiculous reasons, whether equestrian use or not, simply because the councils are skint & this is just another easy way to generate more money for little work........
 
I think you're in a national park aren't you? We are struggling with the Dartmoor National Park Authority, the eight weeks consultation period is up, but they're so slow that it'll be weeks more before they give us a decision. Ours is a business planning issue - the Parish Council are all for it, and have said on the record that they actively support us. Teignbridge DC actively suppost us. DNPA - like wading through treacle, and all the planning officer can say is that they're very busy, and are worried that they'll be made redundant soon - ha, they're so incompetant they should be sacked! As someone else has said, doing it the right way always goes against you - if we'd just got on with it, they would have shrugged and accepted it. In May, some landowners in the area broke down a Devon bank (heinous crime around here) to put in a huge gateway and a car park for about five cars. Lots of complaints... the DNPA told them not to do it again!

So I can't help, but I feel your pain...
 
I cannot understand why the Planning regs in this country have never been fully investigated. It has to be one of the most corrupt areas of Govt I have ever come across. Do you know there is a point where they can (metaphorically) stamp their feet and refuse to discuss the issue further with anyone, including a Judge?

Search and find some of the planning forums, they are a real eye opener!!
