Cant make a decision

I am on a yard where i am having a miserable time, hormonal kids, messy people and those all to common 'know it alls' so i am sort of fed up now.

I have been offered 5 acres and a shelter area, could be made into make do stables but no water and no electric, although the house adjoining the land has said they will let me use their supply but this would mean rigging up a hose pipe to reach shelter/stable area and asking each time i needed more.

I have thought about water butts as there is some guttering and maybe a generator for lights but i am worried about my horses being happy. The grazing is pony heaven, lots and lush with natural tree lines and peace and quiet but my boy is 34 now and not sure how he will adapt to the change, my 2 year old is robust and i am not too worried.

It seems like i am taking a step backwards to get out of this yard but maybe they would be ok just for the summer. I am driving my partner mad with my indecision and fear of making the wrong move, he has aged 10 years in 2 weeks so i have to sort this out. Do i pay another months rent and keep looking and lose this field or do i jump in with both feet...Help!...please x

The important thing in my opinion is decent grazing, so if you've got 5 acres of that, and the bonus of a shelter then I would go for it!

Like you said, you can convert to stables if needs be but I would just bed it up, hang up some hay nets and enjoy not having to get up at the crack of dawn to turn out if I were you!

I have to fill my trough up via a hose, and its really not too bad - I have a small trough and find that I only have to fill it once a week for two large horses.

And you cant beat your own place! Go for it!!

We got fed up with livery and havn't looked back since we rented our 5 acres. There's no comparison in my estimation - the horses can come in and out of the barn/stables as they please and if something hasn't been to our liking then we've sorted it (with the owners permission of course). We've divided up the land into our own paddocks in order to manage the grass (through trial & error) and have even set up a little "training area". Our horses are much calmer as they are together 24/7 and there is no stress for them or us from other owners or horses

Many thanks Irishbabygirl, i am on the edge of a decision being made now as its true it would be great to have a place of my own, its my old boy that concerns me as he is a little stiff now and needs his rest.

We have had sooooo much rain here he would have to go in, i am going there to the field today to see what it looks like in this dull and wet weather and to see how much mud there is, thats really good you only fill once a week. Thank you!

Thank you NoseyPosey, i am trying to see the bigger picture of what it would look like with all my stuff there and what i could do with the land, like you i would want a training area which i could have in the paddock area.

Like i was saying before it really is just my older horse that is my worry, once i have moved there is no going back. My 2 year old gets terrible seperation anxiety when my old boy is taken away even for short distances so i sort of dread anything happening to him, considering taking on another rescue horse for that reason if i move to this field.
