Cheap and rural locations

I was just perusing some properties in Scotland on Rightmove and was a whole new level of gobsmacked by what you could get for your money in rural locations in other areas of the country.

So can people recommend rural areas of the UK, ideally England or Wales?

Criteria
. Cheap property prices
. Awesome dog walking

We currently live in a leafy suburb about 15 minutes drive from the New Forest, so are very spoilt for walking. Alas, also plagued with expensive house prices.

We are thinking of selling up and moving somewhere cheaper but still rural enough in about five years time.

I work from home so work opportunities are not of huge importance so long as I can get decent wifi 😅

Hoping to take a few holidays in recommended locations to see where we like.

Ceredigion already on the list ✅

I dont ride much so horsey locations not such a big deal as I wont be bringing a horse, but bonus points for good equestrian areas, just incase I dip my toe back in one day.

Ceredigion isn't really cheap these days, or rather some people have unrealistic prices on their houses! I found farrier, physio, vets pretty easy to find when I moved here but if you want to compete it's a fair trek to anywhere!
 
Perthshire but blimey, far from anywhere if you don’t have connections up there.

Carmarthenshire, but biggest number of (legal) puppy farms in the UK. Powys also has relatively bargains. Pembrokeshire coast seems good value.

Devon and Cornwall are really reasonable, compared to eg Hertfordshire (isn’t everywhere!) Kent also seems good.

Northumberland and North Yorkshire also attractively priced.

There’s a FB group called smallholding, land for sale, equestrian properties, uk (yes, all lower case!) which is useful for seeing countrywide prices.
 
Just to be clear we are not looking for an equestrian property (I wish!)

We want cheap and cheerful 😅

Our only requirements are a detached house in a quieter village. Less traffic, less pollution, more peace.

It's only us two, so a small 2 bed property would be fine. Just a little garden for the dogs.

It's hard to tell what our budget will be at the time, but judging by the adverts I have looked at so far for some of the suggestions, we should be able to get what we need for around 240k. Which feels absolutely bonkers.

Thank you for the suggestions. It's going to take some time to work through them all. Better start planning a few short breaks 😅
 
Hi we have the same plan!!

I live just outside Ringwood and we have a lovely home, we now have a plan to sell up in 5 years time and buy a small holding. We can’t afford to buy a house around here with enough land to have several horses at home- I have a stable and a tiny turnout at home but keep my horse at full livery at a yard 5 mins from home.

Wales is the destination - but I will miss the heat and 14 hours of sun we currently get here.

I work in corporate and am looking forward to retirement and would like to run a yard and b&b - for what we could get for our house here we could buy a small holding with an annex/holiday cottage there. Can’t go yet as we need our son to finish secondary school- we don’t want to move him until he is finished.

We were looking M4 corridor side of wales
 
For comparisons sake, the cheapest detached property for sale atm in the town we currently live in, is 475k.

Which although quite possibly achieveable, I dont want to have a mortgage my entire life!
Yes completely agree I feel the same way. £475k is a good price for around here (I assume you are not far from me) and if I think about houses around me it would cost double that. If you can work remotely that opens up a whole new world for you. A lot can happen in 5 years - I wish we could go sooner but we can’t.

I do think that in most of the country maybe except Scotland you would still need a decent sum to spend. You could get something that needs doing up but the prices of renovation has now gone through the roof. We have been here for 10 years and our recent single story extension cost a third of what we paid for the house - I do think labor would be cheaper elsewhere than new forest around here.

Life is short - go for it. If you don’t mind it being colder you could definitely find something that you love
 
A friend just bought a small bungalow with a couple of acres in north Wales, they had been looking for years, and finally found something they could afford.
BIL is hoping to move from West Yorkshire to North East/Durham area, I don't think it will be much cheaper but maybe quieter than where he lives now
 
This kind of thing? Market town, mid Devon. Plenty of things to do, and good access to trunk roads, and to north Devon beaches. Or go a bit further NW, around Hatherleigh and Torrington.
 
Pembrokeshire coast seems good value.

Not if you are a Pembrokeshire native! It's dire to afford a decent property here on the wages of the area. It's only affordable to those coming in from more affluent areas, as it's "cheaper". Plus if you compete you are miles away from anywhere, getting professionals out to you can be awkward depending on where you are and if any others in the area need them (otherwise they say it's not worth their time to come out this far west), and bridleways nearly always dump you on a main road, and again, depending on where you are, can be an absolute nightmare in tourist season, you are gambling with your life!
 
Northumberland, Durham we have beautiful country up here but still within touching distance of services. I laughed at a friend at work (we work remotely) she thought the whole of the NE was industrialised!! I guess she is thinking of the ship yards and steel works. We’ve got beautiful country up here
Well your colleague would be lucky to see any of those in NE these days!
 
Shropshire is only really cheap in the north now, south has become quite expensive post covid. Also think about boring things like access to bigger towns and motorways! You may laugh but we moved to Shropshire 5 years ago and we have to travel 35-40 mins to get onto a motorway or dual carriageway 🤪it makes going anywhere a bit of a trek!

And yes as others have said if horsey think about things like farriers, hacking, access to competition venues. With hindsight we probably would have moved elsewhere because it’s just a hassle to go anywhere!!
