Company For Stables/Barns/manages/post&rail?!

HELP! O.k. so now own 10 acres... Taken months of feeling like its never going to happen now it has really need start planning. So as five of it is new *crappie* woodland. Would it be better to chop some down for the manage, stables/barn? Was plaing to knock a path around edge for cross country schooling.
Right stable block *thinking 'L' shape* Or barn with say three stables?

What companys can people recommend? Oh also whats planning like?
 
Find a local sawmill for post and rail, they are usually cheap.
We built our stables out of concrete blocks, and got doors, talk grills etc from derby house. IMO the doors are really good quality- very heavy.
We didn't need planning or building regs, because of where the site was.....something to do with how far it was from a public highway, but if you contact the council they have a form to fill out which tells you if you will need planning and/ or building regs, they should also have a planning policy booklet which should give you an idea.
I actually think that barns are nicer than traditional stables, they are so light and airy. If were doing it again, and having more than two boxes, i'd go for a barn; it might be cheaper to build the partitions out of block, and just have doors at the front, rather than have full boxes put in.
 
OMG - do NOTHING at all until you have employed a professional equestrian planning consultant. Ask the NFU for a recommendation.

Equestrian planning is a minefield

A new track requires planning permission

Clearing woodland CAN be deemed as requiring planning permission as it can be viewed as 'earthworks/excavations' if it involves any levelling of ground

Do NOT NOT NOT go near you local planners for 'free advice' they are your ENEMY

Put together a cohesive plan of exactly what you want - arena, what sizse, etc and then speak to a pro. consultant.

companies that sell stables or sell arenas are JUST that - they are there to take your money and SELL you something. The stables people won't give a toss if what they do puts the mockers on an arena or vice versa

Get a consultant and meanwhile about the only thing you can safely do is to make sure the perimeter fencing is good and secure.

Also - do NOT knock thru any new access points to the property. Thos require PP and also permission from Highways at your county council

oh what a minefield you have just entered.

If you think buying the land was difficult - that's EASY compared with planning - done PP for 10 years now on my own land and could write a book !!
 
I did come across quite clue-less. We have done abit of research into planning. Hence now thinking a agriculture barn could be easier planning wise. We are say 40+ acres from the dualcarriage way. Not on a area of outstanding beauty. The man who owns 500 acres surrounding has just build a barn next field along no problems. On the other side two large stable complexs and manages have been build which gives me confidence.
 
My own personal choice would be Charles Britten.

He/they will go through every stage for and with you and can give you advice on all aspects right from start to finish. Not the cheapest but quality product and workmanship and will deal with everything from a bare site to a full set up if you want.
 
Yes totally agree we're using a fantastic compnay to do all of the planning permission for us. They know how the local council works/thinks which is a real bonus!!! The company are charging £2,200 though for this, but it is money well spent, you don't want to get on the wrong side of your council else it will take a lot of time and money to get planning granted.
 
Also I really don't think you want a barn for 3 stables you'd be better off with just a block of loose boxes (wooden ones) otherwise its going to cost A LOT more to have a barn.

Charles Britton is probably great but VERY expensive. Shop around as youy can get some great deals. But it will be your foundations that will cost the most.
