Considerations when buying a horse with sweet itch?

My shoe cob has sweet itch, suffers the worst with her face. It's manageable but is still a pain and I'd love for her to be rugless. I wouldn't sell her for the world as she's a super horse but I wouldn't buy one again. She wears Rambo sweet itch and has a avariety of creams.
 
Thanks all, we gave it loads of thought, taking into consideration our land etc and decided to walk away this time. Shame as really was a lovely pony but thank you for all the advice, really helped us think with head over heart!
