Cost of land

Has anyone any idea about the cost of grazing land per acre in the manchester area. More specific westhoughton area???

About £20k an acre round here with water connected and in a village location.

It would also depend on the type of land, where it is, if there is water, whether there is planning permission or likeliness to acheive p p... It may be worth asking local estate agents or farming agents?

Dear God! That is almost $27,000 in my money!!!!

I'm in Hants and someone local has divided their 4 acre paddock into 4 parcels of an acre each. Each one was advertised for between £30k and £34k and only one is left.

In Manchester same as anywhere its what its worth to you. Consider how much you'd save over the long term without livery and thats what i'd base my offer on. You'd still have an increasing asset as land is not an exhaustive commodity.

small parcels will go for anuthing upto £25k per acre. Large acreage will go for between £8-12k.

Thats exactly why land prices have dramatically increased in the last decade. I remember it being between £2-5k per acre.

I think the demise of the 2.5k is down to lifestyle buyers who want to
have pony at home and a veggie plot as opposed to vast acreage.

We'v e seen huge changes in land values down here and when I bought mine it went to tender and we had to guess what to offer.

Luckily I was a cash buyer and although I didn't offer the highest price I would have been the quickest to complete and thats what they went with.

Hi SB long time no see. Around here it's been fairly static at £10-12K per acre for some years, smaller plots of <2 acres can be much dearer though.

We got our yard for what I consider a good price, although it seems a bit indulgent now I only have the one horse, it will be a pension for us in the long term.
